Low-Income Apartment Complex Opens on Elk Grove-Florin Road

A new apartment complex near Elk Grove was completely full before it was even ready for tenants to move in. Arbor Creek, a 102-unit low- income apartment complex near Elk Grove-Florin and Calvine roads, held an open house and ribbon- cutting ceremony Thursday . It's owned and operated by Roseville- based USA Properties , which owns numerous low -income and senior housing complexes around the state and about a half-dozen in Elk Grove.  "The fact that they have a place like this to live makes them more stable as far as buying into this area," USA Properties President and CEO Geoffrey Brown said. Tenants pay a different rent depending on their income, which can't be more than either 50 or 30 percent of the county's median income. That means a three-person family earning $32,550 a year (50 percent of the median income) would pay $756 for a two-bedroom apartment. Southern Villas rehab project complete; 60 units provide affordable option for St. Johns County seniors

Advocates for affordable housing in the St. Augustine area have learned they better be creative, resourceful and sometimes patient to make progress. The recent overhaul of the Southern Villas senior living complex is the perfect example of that. The set of 60 rental units just off State Road 207 near St. Augustine Health & Rehab has seen the results of $2.3 million worth of work that should keep it as a viable housing option for years to come. The residents, along with housing officials and politicians celebrated the work at a ceremony Thursday. Bill Lazar, St. Johns Housing Partnership executive director , said the complex, built around 1982, is tremendously important in a county where apartment complexes are simply not being built. And with the median price of homes in St. Johns County now up to more than $300,000, many of those on fixed incomes need a place like Southern Villas . Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. After one resident heard rumors that the complex was destined to be scraped and developed into hundreds of new units in the hot Lowry neighborhood , he contacted an official with  Vivage Senior Living Solutions , the company that manages the facility — but that official reported back that the executive director didn 't know about the sale, either. Still, residents worried that they would suddenly get a thirty-day notice to vacate, and that would not be enough time to find a new home. Space is in short supply in metro Denver, and a move can be debilitating even when there are available spaces. Many of the seniors rely on Medicaid and Social Security, and switching those accounts to new addresses can be complicated, too. Affiliates of Toronto-based Republic Funds paid $17 million last month to buy two Little Rock apartment complexes with a total of 482 units. Republic Spanish Rock , a limited partnership, paid $11 million for the 258- unit Spanish Rock Apartments in the Markham Mesa subdivision . Spanish Rock is the combination of several complexes from eight units to 162 units. Another limited partnership, Republic Spanish Jon , paid $6 million for the 224- unit Spanish Jon Apartments at 5001 W. 65th St. Pete Hartnett, senior vice president of Dallas- based Rowan Properties , represented Republic Funds as well as the "large Texas-based seller that owns thousands and thousands of Class C units," he said. In an interview, Hartnett declined to identify the Texas seller. Both properties underwent significant interior and exterior renovations, which were completed before the sale, Rowan Properties said in a news release. THE MEN INVOLVED in the killing of a mother-of-six and a young locksmith while attempting to kill someone else waited in a car for over an hour for their intended target to arrive. GardaĆ­ today reissued an appeal for information in connection with the murder of Antoinette Corbally and Clinton Shannon on Wednesday 16 August. The pair were gunned down outside Corbally’s home on Balbutcher Road in Ballymun. Corbally was the sister of convicted criminal Derek Devoy and gardaĆ­ believe that he was the intended target of the shooting but managed to escape. GardaĆ­ in Ballymun have issued an appeal for information on the two cars used by the gunmen who shot dead an innocent mother-of-six and a young locksmith there last week.Antoinette Corbally was shot on Wednesday, August 16,several times at the front of her home on Balbutcher Drive as the intended target , her convicted gunman brother Derek Devoy , fled the scene.The second victim was Clinton Shannon, a locksmith from Swords, Dublin, who was hit by a number of bullets as he sat in a car on the street outside the property. Detective Superintendent Colm Fox , Senior Investigating Officer , today thanked the Ballymun community for their help in the investigation. He said: "We have had an excellent response to our last appeal for information which is greatly assisting the investigation. I am endeavouring to establish the prior whereabouts of two vehicles used in the commission of the murders of Antoinette Corbally and Clinton Shannon at Balbutcher Drive on the 16th of August." Sawgrass Cove apartments in Bradenton sell for $39.25 Million

BRADENTON -- A Chicago company has paid $39.25 million for a set of 336 apartments that have only been off the market for four years. The Inland Real Estate Group 's purchase of the Sawgrass Cove Apartments on Jan. 28 is the fourth major multifamily transaction in the Bradenton area since mid December. Like several of those previous sales, the Sawgrass deal gave a short-term owner a quick gain on its investment. The seller in the transaction, Sawgrass Cove Apartments LLC of North Miami, bought the 24-year-old complex in 2011 for $23 million. Situated on about 28 acres at 4945 49th Avenue W., the complex is grouped in with several other apartment properties south of Cortez Road W. One neighboring property, the Palm Cove Apartments , sold for $31.6 million in early January. In that case, the buyer purchased 298 out of a total of 348 units in the complex, which was converted to condominiums several years ago.
