How Can We Keep Housing Affordable? - Charlotte Magazine - September 2017

Image
As teachers, cooks, cashiers, and bus drivers are being priced out of Charlotte, one question looms: How does a growing, thriving city in modern America keep housing affordable for its working-class citizens? By RACHEL JONES Published: 2017.08.23 06:21 AM Jacqueline Ingram (middle) works full-time at the Ross Dress For Less distribution center in Rock Hill. But in this booming region, her salary isn’t enough to comfortably buy a home for her and her kids, 12-year-old Nya and five-year-old Rejonee. As housing market soars, poorest renters are priced out

Surrounding her was the home she'd made for herself and her two sons in the past year, since they moved out of her Toyota Camry and into Admiral Manor, a low- rent apartment complex in west Bremerton . There was the single bedroom with two kids' beds on the floor. The living room she'd decorated with signs that said "Hope" and "Love." Developer seeks to build affordable apartments on Bayshore Drive

Image
CLOSE Collier County will consider four public sites in East Naples and North Naples to encourage the development of affordable housing. Greg Stanley/Naples Daily News Credit: Andy Dean Photography via iStock (Photo: Andy Dean Photography via iStock) A developer wants to put up an apartment complex on Bayshore Drive and rent out nearly half of its units as affordable housing. The property, a vacant lot at the northeast corner of Bayshore and Thomasson drives, has been slated for affordable housing since 2005. But it has always been the county's plan for the East Naples site that the housing on it — either condominiums or single family homes — would be owned and not rented. In a 2005 agreement with the owners of the property, called the Cirrus Pointe Planned Unit Development , the county gave developers permission to build more units than is typically allowed in exchange for keeping 44 of those condos or homes affordable. Twin Oaks Residents and NoDa Neighbors Organize Against Displacement | News Feature

Image
Late on a humid Sunday afternoon , July 30, at Twin Oaks apartments on East 36th Street , about a dozen residents mingle under a large oak tree . Some sit on stoops, others pace. Some sit quietly, others discuss the conundrum they've found themselves in through no fault of their own. "I just don't know what I'm supposed to do," one woman stammers between sobs. The residents are young, old and in between. Some have lived here for nearly a decade, some moved in this year. One thing all of the neighbors share in common: they don't know where they'll be living on September 17. Each resident living in the 18 remaining units in the complex — two other units were heavily damaged by fire in February — received a letter on July 13 stating the company they were leasing from, Beatty Investment Homes LLC (BIH), had sold the property and would be knocking it down. Local development firm The Drakeford Company (TDC) and builders Shea Homes plan to build more than 30...

With California Lawmakers Back from Recess, Housing Crisis Is in the Crosshairs

Cross posted from our sister-site, Santa Monica Next . California state legislators are back in Sacramento after a month- long summer recess and they are looking to tackle the state’s growing housing crisis with a package of bills that could generate more than $3 billion for affordable housing as well as streamline new housing approval and construction. But lawmakers and political observers alike have noted that it won’t be an easy task to get the votes necessary to pass some of bigger-ticket legislation, like S.B. 2 and S.B. 3 , both of which have passed the State Senate but still need to get through the Assembly. And both require a two-thirds supermajority to pass. S.B. 2, introduced by State Senator Toni Atkins (D-San Diego), would place a $75 fee on real estate transactions and generate roughly $250 million a year annually. State Senator Jim Beall (D-San Jose) introduced S.B. 3, which would put a housing bond before the voters in 2018 that would generate $3 billion. “We ne...

Charlotte affordable housing forum raises possible solutions

There’s a big demand for more affordable housing in Charlotte, where rents and home prices have shot up much faster than wages over the past few years. Many of the apartments being built now target more affluent renters, waitlists for housing vouchers are long and starter homes are snapped up almost immediately. So why aren’t developers building more affordable housing ? That was one of the main questions at a candidate education panel hosted by the Greater Charlotte Apartment Association on Friday, where about two dozen candidates for Charlotte City Council turned out to learn some of the basics on a complicated subject. “ Affordable housing is one of the topics you’ll talk about a lot,” Bryan Holladay, who supervises the group’s government affairs outreach , told the candidates. The subject is an alphabet soup of acronyms (like NOAH, or “ Naturally Occurring Affordable Housing ”) and overlapping terms and definitions. Sometimes when people say “ affordable housing ” they mean go...
