Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. Some forced to move as Ann Arbor-area apartments transition from affordable to market rate

Megan Mishler has lost her sense of security. Mishler, who has a rare genetic condition called Ehlers -Danlos Syndrome that prevents her from working, was recently forced to move from her apartment just west of Ann Arbor because her landlord is transitioning from affordable housing to market rate. Mishler is not alone; the transition will impact 144 units at the 368- unit Woodchase apartment complex at 1100 Rabbit Run Circle in Scio Township. “This has been extremely, extremely difficult. I was almost paralyzed at first,” Mishler said, referring to when she learned she would have to move. “This just added a whole other layer on top of all the other stuff that I’m already dealing with.” Mishler was told the rent for her one-bedroom apartment would jump from $770 per month to about $1,200 per month at the end of her lease term. AMLI plans 279 apartments at Mueller neighborhood

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. Apartment rents in King, Snohomish counties jump 5 percent in 3 months

Apartment rents for new leases in King and Snohomish counties jumped nearly 5 percent in the second quarter and almost 10 percent over the past 12 months, according to a new survey. In the second quarter, the average rent for new leases was $1,405, up $124 from a year ago, market- research firm Apartment Insights Washington reports . The firm tracks rents , vacancies and concessions at apartment complexes with at least 50 units. The annual rent increase for the latest period was the largest seen locally since Apartment Insights began tracking the market in 2005. It also is well ahead of the national average : Texas- based MPF Research said U.S. apartment rents soared in the second quarter and climbed 5. 2 percent annually , a 15-year high. 180 apartments sited for University Parkway

MANATEE -- A proposed lakeside apartment complex bordered by newer townhomes and single family homes may soon bring more market-rate rentals to University Parkway. A property owner-controlled by Gilbane Building Co. of Rhode Island has submitted a final site plan to Manatee County that calls for 180 apartment units at 3415 Broadway Ave. The six- building complex would occupy a little more than nine acres in an area with fewer rental options than University Park to the east. Contacted about details the project, a representative of the property owner, University Groves Property LLC , declined to comment. Gilbane operates an office in Lakewood Ranch. Laurie Rastovski, a real estate agent with Michael Saunders & Co. who specializes in rentals, said new apartment units near the west end of University Parkway will be welcome. Denver renters may not like how the renting market did in the second quarter

Denver renters already know this, but they’ll still probably groan: Rent in the Denver metro area is up again. Average monthly rent  for the second quarter rose $36.98 to $1,419.74, hitting another rental high. Median rent rose $31.21 to $1,376.79, according to the Denver Metro Apartment Vacancy and Rent report from the University of Denver’s Daniels College of Business and Colorado Economic and Management Associates. But the big takeaway from this report, said its author, Ron Throupe, is that 4,348 apartments were filled in the quarter, outpacing the 2,152 new units added. Since January, 9,012 net units have been filled, making it a strong year so far. In comparison, 11,056 net units were absorbed in all of 2016. In layman’s terms: Demand is high — which, again, may make Denver renters groan . Major Development Planned for RiverHouse in Pentagon City

Nearly 1,100 new apartment units could be coming to Pentagon City as part of a major planned development of the 37- acre RiverHouse apartment complex . RiverHouse owner Vornado presented the initial development plans to largely skeptical members of the Arlington Ridge Civic Association last night. The plans call for 934 new market rate apartment units , to be added to the existing 1,670 units on the site across three buildings, which date back to the 1950s and 60s. Vornado is also proposing a 150 unit, stand-alone affordable apartment building , to be developed with a nonprofit affordable housing partner . The new market rate units will be built across three buildings, each about seven stories tall — half the height of the existing buildings — to preserve the views of condominium residents on Arlington Ridge . Fall Start Seen For Route 120 Apartments

Lebanon— The apartment complex to be built behind the Element hotel on Route 120 in Lebanon moved has moved a step closer to reality as the developer has filed his plans and sought permission from the city to begin construction. Manchester developer Dick Anagnost filed a permit application with the Lebanon’s city planning department to begin construction on a $4 million, three- story apartment building . He hopes to be able to break ground on the project this fall and have it ready for occupancy next summer, according to Anagnost. The apartment building is the first in a planned 153- unit residential complex in Altaria Lebanon Park , a mixed commercial and residential development spanning 65 acres of which the 4-year-old Element hotel was the first phase. Anagnost expects the entire five- building apartment project to be completed by 2019 at a cost “all-in, probably $20 million to $30 million,” he said in an interview.
