Apartment rents in King, Snohomish counties jump 5 percent in 3 months

Apartment rents for new leases in King and Snohomish counties jumped nearly 5 percent in the second quarter and almost 10 percent over the past 12 months, according to a new survey. In the second quarter, the average rent for new leases was $1,405, up $124 from a year ago, market- research firm Apartment Insights Washington reports . The firm tracks rents , vacancies and concessions at apartment complexes with at least 50 units. The annual rent increase for the latest period was the largest seen locally since Apartment Insights began tracking the market in 2005. It also is well ahead of the national average : Texas- based MPF Research said U.S. apartment rents soared in the second quarter and climbed 5. 2 percent annually , a 15-year high. Lake Forest considers protecting apartments

LAKE FOREST — Developers interested in converting apartments into condominiums would face new hurdles under a proposal under consideration in Lake Forest. Last month the City Council discussed a new ordinance that would, in effect, preserve the stock of apartments in the city. The council is scheduled to go over it again Wednesday. The city has fewer than 20 major apartment complexes . “Our concern is the conversion of one apartment complex could potentially take out a large number of rental units,” said Gayle Ackerman, city development service director . Two years ago, the City Council placed a moratorium on the conversion of apartments into condos while the city worked toward a new ordinance regulating them. The moratorium expires on Aug. 18. The new proposed ordinance on condo conversions requires a number of standards that must be met, including a 6 percent apartment vacancy rate across the city. The city’s average vacancy rate is 4.3 percent and has not exceeded 5.5 percent i...

Should SF tax empty homes and buildings?

San Francisco Supervisor Aaron Peskin has asked the city attorney to explore legislation to impose a vacancy tax on large property owners who leave residential and commercial buildings empty . During a supervisors meeting this month, Peskin said he continues to receive complaints about the impact of “ghost buildings” on neighborhoods. The problem is, nobody really knows how many vacant homes there are in the city and whether a vacancy tax would be legal or effective in freeing up much-needed housing. In an interview, Peskin cited a 28- unit apartment building at 1656 Powell St. that was vacated after a fire damaged some units in December 2013. It remains empty. The three-story building is in a prime North Beach location across from Washington Square Park . Four businesses on the building’s ground floor — a liquor store, a bar, a Thai restaurant and a seafood restaurant — are open, but the apartments above still have boarded-up windows and a littered lobby. Denver renters may not like how the renting market did in the second quarter

Denver renters already know this, but they’ll still probably groan: Rent in the Denver metro area is up again. Average monthly rent  for the second quarter rose $36.98 to $1,419.74, hitting another rental high. Median rent rose $31.21 to $1,376.79, according to the Denver Metro Apartment Vacancy and Rent report from the University of Denver’s Daniels College of Business and Colorado Economic and Management Associates. But the big takeaway from this report, said its author, Ron Throupe, is that 4,348 apartments were filled in the quarter, outpacing the 2,152 new units added. Since January, 9,012 net units have been filled, making it a strong year so far. In comparison, 11,056 net units were absorbed in all of 2016. In layman’s terms: Demand is high — which, again, may make Denver renters groan . I didn’t cry while searching for a San Diego apartment , but I came close. Moving to the city on a Sunday night, I had a five-day reservation at a Motel 6 and needed to find an apartment fast . I also had my 6-year-old tabby cat with me and a new job as real estate reporter for the San Diego Union -Tribune to start the next day. I was fairly confident I’d find a place quickly because in the last decade I had managed to get apartments in London, Chicago, San Francisco, New York City, rural New Jersey, Northeast Pennsylvania and, most recently, Monterey. Not only did San Diego turn out to be the most difficult, it made me change nearly everything I thought I wanted. My criteria was a one- bedroom apartment near the beach that allows cats, a rent of no more than $1,200 and was fairly close to work. To say the least, I stayed at the Motel 6 longer than expected. 180 apartments sited for University Parkway

MANATEE -- A proposed lakeside apartment complex bordered by newer townhomes and single family homes may soon bring more market-rate rentals to University Parkway. A property owner-controlled by Gilbane Building Co. of Rhode Island has submitted a final site plan to Manatee County that calls for 180 apartment units at 3415 Broadway Ave. The six- building complex would occupy a little more than nine acres in an area with fewer rental options than University Park to the east. Contacted about details the project, a representative of the property owner, University Groves Property LLC , declined to comment. Gilbane operates an office in Lakewood Ranch. Charlotte affordable housing forum raises possible solutions

There’s a big demand for more affordable housing in Charlotte, where rents and home prices have shot up much faster than wages over the past few years. Many of the apartments being built now target more affluent renters, waitlists for housing vouchers are long and starter homes are snapped up almost immediately. So why aren’t developers building more affordable housing ? That was one of the main questions at a candidate education panel hosted by the Greater Charlotte Apartment Association on Friday, where about two dozen candidates for Charlotte City Council turned out to learn some of the basics on a complicated subject. “ Affordable housing is one of the topics you’ll talk about a lot,” Bryan Holladay, who supervises the group’s government affairs outreach , told the candidates.
