10 housing questions Orange County must answer

The kind folks at the Orange County chapter of the Building Industry Association were nice enough to invite me to join a recent panel on local housing market conditions . I decided an early- morning seminar required a quick start, so I offered the audience of industry insiders and local elected officials a “pop quiz” on some housing supply and affordability trends. The theme to my questions was that decades of rising housing costs aren ’t as out of line with monetary sanity as one might think. That reality check doesn ’t make it any financially less challenging to live here, but I think it does give policymakers some leeway when seeking cures to local housing hurdles . Sawgrass Cove apartments in Bradenton sell for $39.25 Million

BRADENTON -- A Chicago company has paid $39.25 million for a set of 336 apartments that have only been off the market for four years. The Inland Real Estate Group 's purchase of the Sawgrass Cove Apartments on Jan. 28 is the fourth major multifamily transaction in the Bradenton area since mid December. Like several of those previous sales, the Sawgrass deal gave a short-term owner a quick gain on its investment. The seller in the transaction, Sawgrass Cove Apartments LLC of North Miami, bought the 24-year-old complex in 2011 for $23 million. Situated on about 28 acres at 4945 49th Avenue W., the complex is grouped in with several other apartment properties south of Cortez Road W. One neighboring property, the Palm Cove Apartments , sold for $31.6 million in early January. In that case, the buyer purchased 298 out of a total of 348 units in the complex, which was converted to condominiums several years ago. Macquarie Park record broken as 55 residents sell for $80m

Sydney’s Macquarie Park has continued to prove lucrative for homeowners after another 55 owners sold their four apartment blocks in one line for $80 million. The large combined 5130-square-metre site at 15-21 Cottonwood Crescent, opposite AMP Capital ’s Macquarie Centre, went to a local developer with offshore backing. Macquarie Park , one of Sydney’s biggest business parks , is undergoing massive residential conversion and urban renewal. While each owner in the deal would have received a different price, the average across the mostly two- bedroom apartments sold would have been about $1.4 million. This beats the current market price for those units at just under $1 million each, realising a profit of just under 40 per cent on average for each owner. Some owners bought their units back in the 1980s for about $70,000 each.
