Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. CLEVELAND, Ohio -- A Lyndhurst hotel and a pair of projects that will bring nearly 500 apartments to Cleveland won financing support Tuesday from the Cleveland- Cuyahoga County Port Authority . The port's board signed off on nearly $200 million in real estate- related bond transactions , setting the stage for construction to start within months on a trio of projects. The agency acts as a conduit for development financing, issuing bonds and helping to structure deals that involve longer terms , lower interest rates or cheaper construction materials than a borrower might find in the private market. Tuesday's headline deals were: A  Hyatt Place hotel and a 355- space parking garage at the Legacy Village shopping center in Lyndhurst. Developer Mitchell Schneider hopes to start construction in May and to complete the $33 million project by June 2016, in hopes of grabbing hotel- room demand generated by the Republican National Convention in July. Vagrants turn luxury building into homeless haven

Forget about borrowing a cup of sugar — can you spare a couple of bucks? Working- class Bronx families thought they had landed the dream of affordable rents at a spanking-new apartment complex — until busloads of rowdy homeless people moved in and turned the building into a living nightmare. “I feel like I’ve been scammed. They weren’t upfront to let us know what kind of building this was going to be,” said Omar Cooke, 38, who pays $962 for a one-bedroom apartment at 1802 Crotona Ave. in Crotona Park. Months after the tenants signed their leases, the developer moved homeless families into 44 of the building’s 55 units. Now the rent-paying residents say they’re plagued by fights, threats and panhandling, and they fear for the safety of themselves and their children. All visitors — including the regular tenants — have to be patted by security. Kate Bramson Journal Staff Writer journalkate PROVIDENCE, R.I. — Delays by the South Street Landing developers to begin construction early this year on two apartment buildings on a nearby Davol Square parking lot have caused the City Council to consider issuing the project a notice of default. After the developer missed a Jan. 27 deadline to get all city construction permits , the council's Finance Committee voted this month to recommend to the City Council that the city issue a default notice to CV River House LLC , of San Diego, the entity that has planned to build the River House apartments . The default would be for missing a deadline in the project's city tax-stabilization agreement, which limits taxes owed over 15 years to about $3.3 million. The council is expected to consider the issue Thursday night . It could vote to issue the notice or send the matter back to committee. Westbrook reverses decision to charge impact fees

Westbrook will not charge fees based on a development’s impacts to the school and sewer system. The decision is a reversal from last fall, when the Westbrook City Council expressed interest in the idea and planned to charge impact fees on all building projects with permits issued since Oct. 3. The fees were popular among residents and officials concerned about the pace of growth in the city at a time when hundreds of housing units were proposed for Westbrook. City staff spent months developing the formulas for the fees, which are designed to pay for new capacity needed as a result of a development. Under the system proposed, for example, the owner of a new three-bedroom house would need to pay a $3, 245 school impact fee to offset the future costs of adding children to local classrooms. But when the final proposals for those fees came before the City Council last week, the group rejected them. Aurora council agrees to delay restaurant at The Mayan

The Aurora City Council has agreed to delay any restaurant development in the former Elks Club building at Stolp Avenue and Benton Street downtown . Aldermen unanimously approved an amendment to the development agreement between the city and Karademas Management that says for the time being, the developer of what is now known as The Mayan luxury apartments does not need to develop a restaurant in the first floor of the building. The original agreement between the city and Karademas called for Karademas to remodel the historic building into apartments, and to include a restaurant as part of the renovation. The city, which had taken ownership of the historic building, gave Karademas ownership of the building for $1. In return, Karademas put up a $500,000 performance bond as assurance he would complete the project. The apartments have been remodeled, and 26 of the 29 units currently are occupied. Council in July gave third reading to a housing agreement between it and Viam Holdings (Amacon) that specifies that the new buildings that replace the Sunrise Apartments on 122nd Avenue, will be for rent, rather than condos.
