Round Rock 9th Most Expensive City For Apartment Rentals In Austin Metro Area: Report

ROUND ROCK, TX — Round Rock is the 9th most expensive city in which to rent an apartment among the 13 metro municipalities, according to the latest Metro Report by Zumper apartment finders . The median rent for a one-bedroom apartment in Round Rock was found to be $940, well above the state median of $887. But that's less than in Leander, which emerged as having the highest area median cost at $1,110. In achieving the rankings, Zumper researchers analyzed more than 30,400 active listings in February across the 13 metro cities to show the most- and least-expensive cities and cities with the fastest-growing rents. Among some of the report's highlights: Most Expensive –Leander, TX was the priciest city to rent in the Austin metro area with a one bedroom median of $1,110. Denver renters may not like how the renting market did in the second quarter

Denver renters already know this, but they’ll still probably groan: Rent in the Denver metro area is up again. Average monthly rent  for the second quarter rose $36.98 to $1,419.74, hitting another rental high. Median rent rose $31.21 to $1,376.79, according to the Denver Metro Apartment Vacancy and Rent report from the University of Denver’s Daniels College of Business and Colorado Economic and Management Associates. But the big takeaway from this report, said its author, Ron Throupe, is that 4,348 apartments were filled in the quarter, outpacing the 2,152 new units added. Since January, 9,012 net units have been filled, making it a strong year so far. In comparison, 11,056 net units were absorbed in all of 2016. In layman’s terms: Demand is high — which, again, may make Denver renters groan . Can You Afford to Live in NYC?

Is NYC going through an affordable housing crisis ? To get a better understanding of the city’s rental market, RentHop compared median rents for a two-bedroom apartment in various parts of the city to the most recent median income data available at the neighborhood level. It turns out that just nine out of the 139 neighborhoods included in the study had median asking rents that could be afforded with 35 percent of the neighborhood’s median income. RentHop added an additional 5 percent to the recommended affordability of 30 percent to make room for the income growth that has taken place since the Census data was released. The map above shows the median asking rent of two-bedroom apartments in neighborhood tabulation areas (NTAs) across New York City and how that relates to the income of those neighborhoods. For Javitte, who works at Sanlitun SOHO and commutes via scooter, a convenient location is the top priority, followed by the apartment and its price in that order. Her rent is about 40 percent of her wages, but she thinks it's worth the convenience. "I'm willing to spend more money than average on the apartment," she said. The average monthly rent for a Miramar apartment was $1,800 in July, a 3.2 percent increase from July 2016, RENTCafé reported. RENTCafé surveyed apartment buildings with at least 50 units. The survey excluded houses and condominiums on the rental market. Adrian Rosenberg, a spokesman for the website, told the Sun-Sentinel that Miramar rents reflect a large stock of high- end apartment buildings in the southwest Broward County suburb , where developers have opened 1,500 new apartments since 2013. Rent concessions way up in northwest Qns.

The level of northwest Queens leases with deals like a month without rent shot up dramatically in a year, a report has found. A typical concession, as it is called in the real estate world , is a month of free rent or no brokerage fee. And the amount of leases with concessions in the borough’s northwest section went up to 40.8 percent in July from 7.5 percent a year before. Douglas Elliman Real Estate released that finding last Thursday along with others in its housing market analysis of last month for Manhattan, Brooklyn and this borough’s northwest section — defined as Long Island City , Sunnyside, Woodside and Astoria. The singular rise in leases with concessions during the year leading up to July went way above those of Brooklyn and Manhattan. Those boroughs respectively saw the same number increase by 15.7 and 12.6 percents. CA Legislature to Force Bay Area to Loosen Land Use Rules for Housing

The California legislature is responding to spiking Bay Area rents by moving bills that would force cities to loosen restrictive land use rules that have impoverished renters and created massive profits for apartment owners. Year-over- year apartment rents at the end of March 2016 were falling hard in the Bay Area, with annual percentage decreases of 15% in Redwood City, 13% in Santa Clara, 8% in Palo Alto, and 5% in Oakland. But prices stabilized after the election of President Donald Trump ignited a new technology stock price boom , and have recently begun to take off and spike to new all-time-highs over the last 12 months. But the most recent Zumber survey found that Bay Area one- bedroom apartment rents rose by 2 percent in July. San Francisco  has the most expensive rent in the state at $3,450, followed by Mountain View at $3,060, and Redwood City at $2,970.
