Homeowners oppose Toscana Isles workforce apartments planned...

The mood was tense, the hour was late and the conflict had a familiar ring to it. Ansca Homes is seeking permission to build 206 apartments on Hypoluxo Road, and the neighbors were not happy. “There are two sets of property rights here, the existing communities and the people who want to build,” Palm Beach County Commissioner Shelly Vana said. “I hope the answer is something everybody can live with.” Vana reminded the homeowners that workforce housing , which accounts for 142 of the 206 apartments, is a mandatory program heavily supported by the Palm Beach County Commission . It was declared to be at a crisis level in 2005. Vana added that it would behoove the developer to make any concessions it could, even though some had already been made. More homes and yet more homes are going in, with new communities popping up . San Pablo The Silverfield Group of Jacksonville has purchased 21.85 acres at the north end of Pablo Point Drive , nestled in between Pablo Point to the south and Queen’s Harbour to the north. With mostly marsh to the east, it’s about the last bit of buildable land in the immediate area. There, they’re going to put Waterside at San Pablo , a single- family community zoned for up to 42 lots, a minimum of 90-100 feet wide. Home prices are expected to be in the $400s to $600s. Leed Silverfield said the project is still in design and engineering, but they hope to break ground early next year. Builders haven’t been chosen. He said it hasn’t been determined if it will be gated. Silverfield paid $1,175,000 for the property, buying it from the Hodges family. The year of the crane: Lake Forest home to a number of construction projects

Cathy Czerniak, community development director for Lake Forest, has proposed calling 2017 "the year of the crane." "One morning when I looked at the skyline, I saw four different cranes piercing the skyline from the central business district ," Czerniak said. The Lake Forester recently spoke with Czerniak about the state of various ongoing construction projects in town. Lake Forest Hospital The hospital is still on target to open its outpatient clinics this fall with the rest of the almost $400 million hospital to open in the first quarter of 2018. Final work on the interior of the buildings is being completed, a temporary parking lot is being removed and the height of a berm on the south side of the property is being increased. Kelmscott Park (formerly Laurel and Western) Three apartment buildings with a total of 111 units are expected to open in January, February and March 2018. AMLI plans 279 apartments at Mueller neighborhood

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. Family Development and Presidio Residential Capital have received unanimous approval from the Indio City Council to build Virada, an environmentally responsible 660-acre master-planned community with 1,300 houses, townhomes, condos and apartments in northern Indio. "The Coachella Valley has never had a sustainable community, let alone a sustainable master -planned community of this size and diversity,” said Vincent Barbato, principal of Family Development. “We’ ve created Virada to promote a healthy, active lifestyle with special significance on embracing the environment and forging community pride .” Virada will include 284 acres of open space and public parkland, a clubhouse and pool and a two-and-a-half- acre commercial center strategically located to be within a five-minute walk for all residents. Late on a humid Sunday afternoon , July 30, at Twin Oaks apartments on East 36th Street , about a dozen residents mingle under a large oak tree . Some sit on stoops, others pace. Some sit quietly, others discuss the conundrum they've found themselves in through no fault of their own. "I just don't know what I'm supposed to do," one woman stammers between sobs. The residents are young, old and in between. Some have lived here for nearly a decade, some moved in this year. One thing all of the neighbors share in common: they don't know where they'll be living on September 17. Each resident living in the 18 remaining units in the complex — two other units were heavily damaged by fire in February — received a letter on July 13 stating the company they were leasing from, Beatty Investment Homes LLC (BIH), had sold the property and would be knocking it down. MANATEE -- A proposed lakeside apartment complex bordered by newer townhomes and single family homes may soon bring more market-rate rentals to University Parkway. A property owner-controlled by Gilbane Building Co. of Rhode Island has submitted a final site plan to Manatee County that calls for 180 apartment units at 3415 Broadway Ave. The six- building complex would occupy a little more than nine acres in an area with fewer rental options than University Park to the east. Contacted about details the project, a representative of the property owner, University Groves Property LLC , declined to comment. Gilbane operates an office in Lakewood Ranch. Apartment boom slowing; labor shortage, rising lumber prices cited | Local News

Work is progressing on some high profile housing developments in Terre Haute, but one project is on hold, another has been delayed and a third scaled back.. A shortage of skilled labor and rising lumber costs prompted Thompson Thrift to shelve a planned $28 million, 232- unit expansion of Sycamore Terrace apartments , off New Margaret Drive, according to Paul Thrift, company president. And, after an initial start date set for earlier this year, Carmel- based Mainstreet Student Living is now looking to begin construction in April on a $20 million, 162-unit complex near Union Hospital with completion in August 2019. Mainstreet’s project was pushed back “in an effort to ensure our partners could execute our plans and guarantee an on-time opening,” said Justin Farris, managing director.
