Napa Valley resort owners plan 170-room development

The owners of the Indian Springs Resort and Spa in Calistoga are in talks with the city for a 170 unit resort, the third resort planned for the city in recent years. In July, the Merchant family submitted a formal application for The Veranda Hotel project , a luxury resort located downtown , adjacent to Indian Springs , at 1512 Lincoln Ave. The project involves the construction of up to 170 guest units, restaurants, meeting rooms, a spa, a 4,464- square foot event building , swimming pools, 22 apartments, and a public laundromat. The application for the project states the development concept is to take advantage of the picturesque down valley views and predominance of Lincoln Avenue. The principal structure would create a pedestrian-friendly atmosphere along the street with restaurants, shops and sitting areas. Three reasons to support veterans housing project

Looking at the County of San Bernardino ’s Point in Time Homeless Count numbers , veterans comprised 8.2 percent of those who were homeless in the county in 2016, but that percentage increased to 9.6 percent in 2017. Although the increase was slight, it was moving in the wrong direction. We knew the numbers were not trending the right direction when my nonprofit organization purchased the five-acre parcel on the southwest corner of Texas Street and Lugonia Avenue in the city of Redlands nearly two years ago. At the time, we were also cognizant of the rich tradition city and community leaders had in supporting our veterans. The VA Loma Linda Healthcare System was a few miles away, and in fact opened an Ambulatory Care Center on Redlands Boulevard even closer to our property just last October. Residents have begun moving into the River House, a two- building apartment complex at 1785 N. Water St. consisting of 243 units. Developed by Atlanta- based Atlantic Realty Partners , the project marks the first entry into the city for the firm founded by two brothers originally from Whitefish Bay. The company, which has developed approximately 8,000 rental units across the country, has a handful of other developments in the Milwaukee area , including a cluster of buildings on W. State St. in Wauwatosa. I toured the complex in late January with property manager Alexis Criscimagna and Atlantic Realty Partners project manager Matthew Schossow . Developers plan 200-unit apartment complex on East Mesa

(Photo: Courtesy) LAS CRUCES - A new, 200- unit apartment complex is springing up on the city’s East Mesa and could be leasing the first units in about six months. Willow Springs Apartments will be located off of Bixler Avenue, north of US 70 and behind the now-closed Cattleman’s Steak House on Bataan Memorial West . The property is being developed by Dillon Mountain Enterprises , LLC. which is owned by Paul Curry and his son, Jared Curry. The Currys acquired the property in 2006 from a church which had plans to build on the site but opted to purchase a building in town instead. Construction on the 14.12-acre property will require the Currys to pave more than 1,000 feet of Bixler Avenue, one of the city’s oldest platted but undeveloped rights-of-way. TEMECULA: Apartment complex still in play

New apartments could be on the way to a vacant lot in Temecula, potentially offering more options for renters. The Temecula City Council on Tuesday, Nov. 13, considered a project proposal for the construction of a 120-unit complex on the northeast corner of Mira Loma Drive and Rancho Vista Road . Approval of the complex required a General Plan amendment to allow for 16 units to be built per acre, which is double the amount previously allowed at that site. By 9 p.m., council members had not yet voted on the proposal for the Mira Loma Apartments . Public speakers both supported the project for its housing options and opposed it out of concerns about traffic and open space preservation . “We still have in place our growth management plan that indicates we start at the lower end of the density and move up,” Councilman Jeff Comerchero said of the exception to allow the complex. Boca developer has grand plan for West Palm Beach land near Northwood

Offices, a grocery store and “micro-condominiums” might soon rise out of the ground on a prime piece of land in West Palm Beach west of Northwood Village. These are the first projects that Boca Raton-developer Mario Caprini wants to build as part of an ambitious $70 million complex dubbed Northwood Common s, on a 3.5- acre parcel owned by the West Palm Beach Community Redevelopment Agency . Can Caprini get the job done? His company’s website lists his prior development work in Canada and Ohio, including 1,000 residential units, 5 million square feet of industrial parks and “hundreds of thousands” of square feet of office, retail and medical buildings. In South Florida, Caprini recently completed construction of a “green” home in Pompano Beach at 4620 N.W. 18th Ave. The project, dubbed Modernista, was recognized by the mayor of Pompano Beach in March and won a national award in February from the Structural Insulated Panel Association , earning first place in the affordable housing...

Solano Park, Orchard Park Apartments to close for redevelopment

Solano Park and Orchard Park Apartments are set to close for redevelopment because of their antiquity. The many structural replacements required for both buildings make renovation too costly. Orchard Park, located in the northwest corner of UC Davis, is to close July 31, while the demolition of Solano Park, in southeast Davis, is scheduled for July 31, 2016. The complexes have been known to provide affordable housing with spacious grass areas and community environments for full- time student families and their children since the 1960s. Current plans for the redevelopment of Orchard Park, which will be completed by fall 2016, include student family and single graduate apartments for 500 students, as well as additional units for transitioning faculty and staff. A Graduate Student Assistant Association member and the Graduate Student Assistant to the Chancellor were asked to join the project committee.
