As Apartment Construction Surges, will Multifamily Product in Pittsburgh Outpace Demand?

Image
Pittsburgh will continue to witness a surge in apartment construction this year, amid moderate payroll gains and rising home prices . Pittsburgh Multifamily Market – Supply and Demand – 2015 Outlook Research data from Marcus & Millichap shows that the metro’s employment—driven by the education, medicine, technology and energy sectors—will grow by 9,500 new positions in 2015, a slight increase from the 8,000 jobs added in 2014. However, this uptick will lag the national average for the fifth consecutive year. Meanwhile, developers are expected to bring 1, 900 apartments online this year, expanding inventory by 1.4 percent. This is slightly less than the amount of new additions recorded in 2014, when the rental construction cycle in Pittsburgh hit a peak with the completion of 2,200 units. Demand for multifamily projects will be sustained mostly by young professionals and empty nesters looking to rent newly built apartments in desirable neighborhoods, despite the fact that ren...

The MPI measures builder and developer sentiment about current conditions in the apartment and condominium market on a scale of 0 to 100. The index and all of its components are scaled so that a number above 50 indicates that more respondents report conditions are improving than report conditions are getting worse. The MPI provides a composite measure of three key elements of the multifamily housing market : construction of low-rent units, market- rate rental units and “for-sale” units, or condominiums. All three components increased in the second quarter: low-rent units and market- rate rental units rose five points to 53 and 60, respectively, while for- sale units climbed 14 points to 57. Surrounding her was the home she'd made for herself and her two sons in the past year, since they moved out of her Toyota Camry and into Admiral Manor, a low- rent apartment complex in west Bremerton . There was the single bedroom with two kids' beds on the floor. The living room she'd decorated with signs that said "Hope" and "Love."
