To better orient you, here is an aerial with the project site outlined . Gables Cherry Creek II will feature 140 apartment units contained in an eight-story building. In comparison to 360 South Monroe , this new building will have larger floor plans and outdoor spaces as you can see in the renderings below. SEGUIN - Two large apartment complexes have opened this year in the city, and management teams at both complexes are being kept busy with inquiries from prospective residents. The Ranch at State Highway 123, a 180-unit complex, opened in March in the 3000 block of North 123 Bypass, and Oak Hollow, a 160-unit complex, began leasing in July at its location on Jim Barnes Drive east of the intersection of South 123 Bypass and Barnes Drive. Oak Hollow's management describes it as "a community of apartment homes." It consists of 80 one-bedroom apartments, 72 two-bedroom units and eight three-bedroom units. "It's not your everyday apartment complex ," said Lacey Garner, assistant vice president with Greystone Asset Management . "Our builders and our owners have taken into consideration trying to reduce our carbon footprint. "We want to help Seguin ‘go green,'" Garner said. Oak Hollow was constructed of sustainable materials and provides energy...

The year of the crane: Lake Forest home to a number of construction projects

Cathy Czerniak, community development director for Lake Forest, has proposed calling 2017 "the year of the crane." "One morning when I looked at the skyline, I saw four different cranes piercing the skyline from the central business district ," Czerniak said. The Lake Forester recently spoke with Czerniak about the state of various ongoing construction projects in town. Lake Forest Hospital The hospital is still on target to open its outpatient clinics this fall with the rest of the almost $400 million hospital to open in the first quarter of 2018. Major Development Planned for RiverHouse in Pentagon City

Nearly 1,100 new apartment units could be coming to Pentagon City as part of a major planned development of the 37- acre RiverHouse apartment complex . RiverHouse owner Vornado presented the initial development plans to largely skeptical members of the Arlington Ridge Civic Association last night. The plans call for 934 new market rate apartment units , to be added to the existing 1,670 units on the site across three buildings, which date back to the 1950s and 60s. Vornado is also proposing a 150 unit, stand-alone affordable apartment building , to be developed with a nonprofit affordable housing partner . The new market rate units will be built across three buildings, each about seven stories tall — half the height of the existing buildings — to preserve the views of condominium residents on Arlington Ridge . The first two buildings are to be built on what is currently a surface parking lot across from the Pentagon Row courtyard . Between the buildings will run a pedestrian co...

D.C. renters can come out winners if their building is up for sale

Natalie Marra benefited from the Tenant Opportunity to Purchase Act (TOPA), a provision in the District that provides strong protection for tenants to avoid a forced move. (Ricky Carioti/The Washington Post) Four years ago, when her apartment building at 1921 Kalorama Road NW in Washington was up for sale, Natalie Marra, a resident for more than 30 years, was determined to stay in the home she loves. “It took almost two years of tough negotiating, but there was a core group of seven of us in the tenant association that worked with a lawyer to make sure our rights were protected,” Marra says. “We negotiated the right to live in our apartments under rent control for the rest of our lives. Believe me, none of us ever plan to move now. Why would we? We have great renovated apartments and low rent.” Marra and her neighbors benefited from the Tenant Opportunity to Purchase Act (TOPA), a provision in the District that provides strong protection for tenants to avoid a forced move. NYC is screwing citizens by housing the homeless

Let’s face it: Nobody really knows what to do about the homeless crisis. The sheer numbers of 60,000 people in city shelters and nearly 4,000 more on the streets — many in the latter group psychotic, drug-addicted and violent — overwhelm the best-intended plans to help them. That said, there are better and worse ways to cope with the nightmare. It’s bad enough that the city now spends $2.3 billion a year on homeless services including $1.4 billion on shelter housing , twice what it spent just three years ago. But making things worse : City Hall is now paying landlords more money to put up the homeless than the property owners could make by renting apartments and hotel rooms to non-homeless people at ordinary market rates . Shouldn’t developers be incentivized to create actual affordable housing for permanent residents — not more shelters for transients with no links to a community? The hapless Department of Homeless Services has gone off the deep end at a site in The Bronx, whether ou...

Zacharias Park was named in honor of a former land owner in today’s Greenhaven area . // Photo by Lance Armstrong Editor’s Note: This is part two of a two-part series about the history of the Greenhaven 70 subdivision. Greenhaven 70, as presented in the first article of this series – which was published in the Oct. 18 edition of this paper – was established as the Pocket’s first subdivision. As previously mentioned, in 1958, L & P Land Development acquired more than 700 acres for the development of Greenhaven 70. Before any subdivision could be approved by the city, however, L & P was required to present their proposed plan for the Pocket’s entire 4,674 acres. This plan was known as the Pocket Area General Development Plan and included schools, a shopping center , two churches, a hospital with medic...
