Greenhaven 70, as presented in the first article of this series – which was published in the Oct. 18 edition of this paper – was established as the Pocket’s first subdivision. As previously mentioned, in 1958, L & P Land Development acquired more than 700 acres for the development of Greenhaven 70. Before any subdivision could be approved by the city, however, L & P was required to present their proposed plan for the Pocket’s entire 4,674 acres. This plan was known as the Pocket Area General Development Plan and included schools, a shopping center , two churches, a hospital with medic...

Creighton Medical Center to be renovated into apartments | Local

OMAHA — A 40-year-old teaching hospital in Omaha is set to become a mammoth apartment building with up to 700 units, open-air atriums, a rooftop pool and an enclosed retail corridor that looks out to a new lake. NuStyle Development's plans to re-do CHI Creighton University Medical Center , adding a couple of floors, extending the midtown institution to 10 levels and 1 million square feet . The expansion would make the structure the metro-area's largest single building of market-rate apartments. NuStyle officials said the redevelopment plan will cost about $90 million. The surrounding area will include a pedestrian bridge connecting the area to the heart of the Creighton University campus , as well as trails linking to other nearby neighborhoods. NuStyle officials say these elements — along with the 2.5-acre lake, fountain and sandy recreational area on the apartment complex site — are intended to help restore the neighborhood feel that was lost partly by Interstate constr...

Planned southwest Longmont apartment complex draws ire

A proposed 276- unit apartment complex set to go on the southwest corner of Airport Road and Clover Basin Drive has surrounding Longmont homeowners worried about their home values as well as traffic and space for schoolchildren. The Renaissance Village apartment complex , being developed by Longmont- based company Actis LLC , would be housed in 16 three- story buildings spread over roughly 21 acres. The complex would feature a clubhouse, pool, pocket parks and pavilion, according to plans submitted to the city. There have been two neighborhood meetings between the developer and the community and the project will be on a planning and zoning committee meeting agenda once the city planning department staff completes its review. Kirk Christoffersen, a Clover Creek HOA board member , said the meetings did not go well at all and the community doesn't feel the developer is listening to them or responding to homeowner concerns. Richard Groves, with Actis LLC, did not return calls se...

Lomita to receive $450,000-plus windfall if dense apartment project is built on Torrance border

The developer of a large proposed Lomita apartment complex will pay the city more than $450,000 initially and then $50,000 annually in development fees to offset the effects of a project more dense than municipal standards currently allow. In addition, to get around the density issue, the city plans to create a specific plan for the area that would permit residential densities of up to 88 units an acre. That’s the exact density of the 220- unit Picerne Apartments , which would sit on a 2.7-acre site on the Torrance border at the northeast corner of Lomita and Crenshaw boulevards. The Planning Commission will discuss the project and specific plan at a 6:30 p.m. Monday public hearing at City Hall, 24300 Narbonne Ave. City staff is recommending approval of the project, saying it is consistent with the goals and objectives of the city’s land-use policies. “Specifically, the project furthers these goals by developing an under-utilized parcel, helping to address a documented housing shor...

Project provides low-income housing in Alexandria

At its Monday meeting, the Alexandria City Council set a public hearing for Oct. 9 to consider the request. Unique Development LLC is proposing to eventually build four 15,000-square-foot buildings on McKay Avenue, between Sixth and Seventh avenues. Each building would house six three-bedroom units, five four-bedrooms and one five-bedroom. The TIF that's being requested is only for the first phase of the project. The total cost of all four phases would amount to $6 million. The apartments would be available for households with incomes that are 60 percent or less than Douglas County's median income. Also, restrictions will be placed on the rents so they won't exceed those allowed by the Minnesota Housing Finance Agency , according to Nicole Fernholz, director of the Alexandria Area Economic Development Commission . The property is owned by LifeRight Outreach, a nonprofit organization, and is currently tax-exempt. The development would increase the value of the land and bui...
