AMLI plans 279 apartments at Mueller neighborhood

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. The Yabes say they have found the advantages of urban living in a shorter commute and the ability to walk to shopping centers and a park. Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. Affordable housing in the works for East Bayside, East Deering

It’s been only two months since the Portland Housing Authority opened Bayside Anchor , its first new housing development in decades. But already, the low- income housing provider is poised to file plans for two additional projects , totaling more than 155 units of housing at a time when a dearth of affordable housing in Maine’s largest city is reaching crisis levels . “This is the continuation of our effort to be a part of the solution to the affordable housing crisis in Portland,” said Jay Waterman, the housing authority ’s development director. The authority is looking to build a 55- unit apartment building at 58 Boyd St. in the city’s East Bayside neighborhood . The site is practically across the street from Bayside Anchor , a highly energy- efficient PHA apartment building at 81 Oxford St. with 45 units that opened in June. I just finished my all-new DAVOS portfolio that includes the following best-in-class REITs: Digital Realty (DLR), American Tower (AMT), Ventas, Inc. (VTR), Realty Income (O), and Simon Property Group (SPG). As a reminder, the DAVOS REITs were picked because of their high-quality attributes and most importantly for their dividend repeatability. While these REITs do not represent all of my favorite picks, they embody a diversified basket that serve as a proxy for robust dividend growth in the REIT sector. I’ll be honest, the last pick was the hardest. It was easy for me to select DLR, VTR, O, and SPG – because these four REITs have scale, experience, and muscle – all essential elements of durability. However, I was torn between the last pick, debating most of my Saturday as to whether I would go with American Tower or AvalonBay (AVB).
