Zillow : Home Values Higher than Ever in Almost Half of Nation's Largest Markets

SEATTLE, Aug. 24, 2017 /PRNewswire/ -- Home values are setting new records in about half of the country's largest metros, and the national median home value is now $4,100 more than it was in April 2007, just before the market crashed , according to the July Zillow® Real Estate Market Report(i). Home values in Denver, Dallas and San Jose have appreciated most beyond the previous record-highs set at the peak of the housing bubble in the mid-2000s. Homes in Denver are almost 60 percent more valuable now than during the bubble, increasing from a median home value of $235,900 in April 2006 to a current median home value of $371,100. When the housing market crashed , home values plummeted and it has taken about 10 years for home values to reach new record highs. Strong labor markets and steady income growth have pushed up home values in the nation's hottest markets more quickly than in others. Chinese buyers keeping apartments empty 'an urban myth'

After a UBS housing report pointed to as many as one in four homes owned offshore by mainland Chinese buyers being kept empty, and a further quarter used on a "temporary" basis, experts have been quick to say the results do not apply to Australian real estate . Among the naysayers is Jane Lu, head of Australia for Chinese international property site Juwai . She said there was "no hard data" and called the idea of vacant apartments held by offshore buyers as an "urban myth". "Most Chinese buyers of inner- city apartments are not so wealthy that they can afford to leave their property vacant ??? rather than renting it and earning some sort of income. There are some who do not live there full-time, because it is their second home. " Chinese investors are no more likely to turn down easy rent money than are Australians ... New real estate reporter tries to find an apartment in San Diego.

I didn’t cry while searching for a San Diego apartment , but I came close. Moving to the city on a Sunday night, I had a five-day reservation at a Motel 6 and needed to find an apartment fast . I also had my 6-year-old tabby cat with me and a new job as real estate reporter for the San Diego Union -Tribune to start the next day. I was fairly confident I’d find a place quickly because in the last decade I had managed to get apartments in London, Chicago, San Francisco, New York City, rural New Jersey, Northeast Pennsylvania and, most recently, Monterey. Not only did San Diego turn out to be the most difficult, it made me change nearly everything I thought I wanted. My criteria was a one- bedroom apartment near the beach that allows cats, a rent of no more than $1,200 and was fairly close to work. To say the least, I stayed at the Motel 6 longer than expected. Ignorance of what neighborhood I was in most of the time was exacerbated only by a rental market that has seen prices increase...

Number of SF building permits up, but not by much

The good news: San Francisco will issue far more building permits than usual this year. But determining whether or not that amount of entitled construction is enough depends on your expectations. Real estate site Trulia ’s latest construction report took a creative approach to quantifying construction in 84 major cities and surrounding areas, comparing the projected level of new building by the end of 2017 to what it calls the “historical average.” That is to say, how many building permits the same cities issued on average since 1980. In the case of San Francisco (or more accurately, San Francisco and San Mateo County , which the report merges together for reasons having to do with the U.S. Census), the 35-plus year average comes out to 3,221 permits/year. This year’s projected total adds up to 4,571, amounting to almost 142 percent of the norm. That’s tenth in the nation, which has got to be considered a handy uptick at least. Many are on the brink of homelessness.   Rows of drilling rigs and white company trucks sit idle — there’s no telling for how long. And, yet, amid the worst oil bust in decades, the energy capital of West Texas hasn ’t slowed down much. Several oil companies have recently built  office complexes in the area, and drilling continues , albeit at a more sluggish pace. The median apartment price in Melbourne grew by over $20,000 in the year leading up to June 2017, but there is very little consensus over apartment prices for the next 12 months. Real estate publisher , Domain, asked five economists how they thought Melbourne™s property market would react to record growth over the past year, with three economists expecting prices to fall by as much as 5% but two agreeing that prices will continue to grow at a rate of 5-10%. Some 2, 700 apartment units are in various stages of construction among those cities.
