Developer seeks zoning change for Westbury apartment hotel project

The developer of a proposed 195-unit apartment-hotel complex at the former Roosevelt Raceway in Westbury is seeking Town of Hempstead approval to change the zoning from industrial to cluster residential housing . The potential zoning change would make way for the estimated $25 million development -- The Portofino -- near Zeckendorf Boulevard and Corporate Drive. The development, spearheaded by the Beechwood Organization , a residential developer based in Jericho, would be designed to attract young people . CLEVELAND, Ohio -- A Lyndhurst hotel and a pair of projects that will bring nearly 500 apartments to Cleveland won financing support Tuesday from the Cleveland- Cuyahoga County Port Authority . The port's board signed off on nearly $200 million in real estate- related bond transactions , setting the stage for construction to start within months on a trio of projects. The agency acts as a conduit for development financing, issuing bonds and helping to structure deals that involve longer terms , lower interest rates or cheaper construction materials than a borrower might find in the private market. Tuesday's headline deals were: A  Hyatt Place hotel and a 355- space parking garage at the Legacy Village shopping center in Lyndhurst. Fall Start Seen For Route 120 Apartments

Lebanon— The apartment complex to be built behind the Element hotel on Route 120 in Lebanon moved has moved a step closer to reality as the developer has filed his plans and sought permission from the city to begin construction. Manchester developer Dick Anagnost filed a permit application with the Lebanon’s city planning department to begin construction on a $4 million, three- story apartment building . He hopes to be able to break ground on the project this fall and have it ready for occupancy next summer, according to Anagnost. The apartment building is the first in a planned 153- unit residential complex in Altaria Lebanon Park , a mixed commercial and residential development spanning 65 acres of which the 4-year-old Element hotel was the first phase. Anagnost expects the entire five- building apartment project to be completed by 2019 at a cost “all-in, probably $20 million to $30 million,” he said in an interview. The flurry of development that has taken over Downtown LA’s South Park neighborhood is spreading farther south : Developer Crescent Heights filed plans today to build a 70-story tower with nearly 800 apartments at South Olive and 11 Street, says Sara Hernandez, an attorney with the developer’s law firm, Liner LLP. That’s just three stories shorter than the newly crowned queen of LA’s skyline, the Wilshire Grand, and, at a height of 770 feet, it could very well earn it the title of one of LA’s tallest buildings. The new skyscraper would be almost entirely residential, comprised of 794 apartments above a ground-floor restaurant, bar, “market hall,” and 13.5 levels of parking. The parking will be divided between an underground garage and an eight- level podium wrapped in apartments “so as to conceal” the cars, Hernandez says. Lomita to receive $450,000-plus windfall if dense apartment project is built on Torrance border

The developer of a large proposed Lomita apartment complex will pay the city more than $450,000 initially and then $50,000 annually in development fees to offset the effects of a project more dense than municipal standards currently allow. In addition, to get around the density issue, the city plans to create a specific plan for the area that would permit residential densities of up to 88 units an acre. That’s the exact density of the 220- unit Picerne Apartments , which would sit on a 2.7-acre site on the Torrance border at the northeast corner of Lomita and Crenshaw boulevards. Westbrook reverses decision to charge impact fees

Westbrook will not charge fees based on a development’s impacts to the school and sewer system. The decision is a reversal from last fall, when the Westbrook City Council expressed interest in the idea and planned to charge impact fees on all building projects with permits issued since Oct. 3. The fees were popular among residents and officials concerned about the pace of growth in the city at a time when hundreds of housing units were proposed for Westbrook. City staff spent months developing the formulas for the fees, which are designed to pay for new capacity needed as a result of a development. Under the system proposed, for example, the owner of a new three-bedroom house would need to pay a $3, 245 school impact fee to offset the future costs of adding children to local classrooms. But when the final proposals for those fees came before the City Council last week, the group rejected them.
