Sons of Norway site slated for “premium” apartments

Image
A Ryan Companies partnership plans to build a mix of high-end apartments and retail at the Sons of Norway site at 1455 W. Lake St. Tony Barranco, Ryan Companies vice president of real estate development , told East Calhoun neighbors this week the project’s size is not yet finalized. A small amount of retail would stand near Lake Street, he said, perhaps a deli or café. Sons of Norway would remain on the block in the new development. The existing Sons of Norway building would likely be demolished and replaced, and Norwegian culture would be reflected on the site in some fashion. Barranco said density and height would diminish closer to residential areas at 31 st Street, a request that neighbors echoed . “My concern would be that this project transition well to the residential,” said resident Heather Wulfsberg . “…That can be really jarring.” Wulfsberg and several other residents said parking and traffic patterns are crucial to quality of life in the neighborhood. Parking would be pro...

Cleveland Office Market Sees String of New Projects

Image
Trammell Crow and Cumberland Development’s Harborview project will be positioned on the lakefront next to the inner harbor and the Rock & Roll Hall of Fame. Cleveland’s central business district (CBD) continues to make headlines as events like the Republican National Convention , the 2016 and 2017 NBA Championships and the 2016 World Series earned national attention . Within the office market, trends such as “flight to quality” and  office-to-residential conversions, which are driven by a hot apartment market , have reduced surplus supply and lowered vacancies. This has shaped metrics positively , and has put Cleveland in a position of strength for the upcoming years. The news of the year has been the purchase of Key Tower by Millennia Cos., a local real estate developer known mostly for multifamily. The company moved its headquarters from a property in Valley View to two entire floors spanning approximately 40 ,000 square feet in Cleveland’s signature office tower . Douglas Lea...

Debating Fire Sprinkler Codes After New Jersey Blaze

In January 2015, a massive fire in Edgewater, N.J., demonstrated that buildings with sprinkler systems are not always protected against fire. The blaze destroyed 240 residential apartments and displaced 500 people from the Edgewater Avalon apartment building . The fire began when a maintenance worker’s plumbing torch accidentally ignited wooden wall studs , and flames quickly spread throughout the structure. Fifteen minutes passed before workers called the fire department . In that time, the fire spread throughout combustible void spaces (between walls and floors) and soon engulfed the building. Emergency personnel from 35 different cities and towns ultimately responded to the incident. Thankfully, there were no fatalities. Immediately after the blaze, people asked why the fire was so devastating. The building had sprinklers, after all. Shouldn’t the sprinkler system have extinguished the fire? To make matters worse , this building had already burned down 15 years prior during i...

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. The new complex will have a mix of efficiencies and one- and two-bedroom units. Some units — 15 percent...
