AFL-CIO HIT Celebrates Grand Re-Opening Of Senior Housing At Chicago's Kenmore Plaza Apartments

CHICAGO , Aug. 9, 2017 /PRNewswire-USNewswire/ -- The AFL- CIO Housing Investment Trust (HIT) today celebrated the grand re-opening of the Kenmore Plaza Apartments , which recently completed an extensive $61 million rehabilitation. The 28-story, 324-unit building provides affordable housing exclusively to the elderly. The rehabilitation work included reducing the operating costs of the building by installing durable and easy to maintain materials and energy efficient equipment , improving energy and water efficiency over the long term, as well as upgrading the current residential units , floor hallways, interior ground floor , and building exteriors and the construction of a small addition to the existing structure. The HIT provided $22.9 million of financing through the purchase of Ginnie Mae construction loan certificates and a permanent loan certificate . When the city opened a new garage in 2007, it studied new uses for the 3.3-acre site. It determined high- density housing affordable for low- and middle-income families and/or seniors would be best. Edina- based senior housing builder Mesaba Capital Development first approached city with plans for the block in 2015 and received site plan approvals in March 2016. In the interim, Richfield provided a $2.2 million “pay-as-you-go” TIF package, under which the amount of the higher property taxes generated by the site improvements will be refunded to developer over a period of several years. Developer Josh Katzen of Cloverleaf Mall and Cloverleaf Apartments is eyeing building about 125 apartments in the same area off Speen Street. The Cloverleaf West Apartments would be built under Chapter 40B and include affordable units . It would be a 10-story building like the existing apartments, Katzen said. "We’re at the very early stages," Katzen told the Planning Board recently . Two years ago, developer Mike Harrah joined a bid to purchase the Orange County Register out of bankruptcy. The effort ultimately failed . But the flamboyant local construction magnate with a ZZ Top beard still acquired the Register’s Santa Ana real estate , currently vacant after the publication decamped to Anaheim this spring. With the Register gone, Harrah is now embarking on an ambitious $1-billion plan for the 20- acre Grand Avenue site , proposing to build Orange County ’s tallest buildings, more than 1,000 residences, a 171-room hotel, offices and retail shops. Southern Villas rehab project complete; 60 units provide affordable option for St. Johns County seniors

Advocates for affordable housing in the St. Augustine area have learned they better be creative, resourceful and sometimes patient to make progress. The recent overhaul of the Southern Villas senior living complex is the perfect example of that. The set of 60 rental units just off State Road 207 near St. Augustine Health & Rehab has seen the results of $2.3 million worth of work that should keep it as a viable housing option for years to come. The residents, along with housing officials and politicians celebrated the work at a ceremony Thursday. Bill Lazar, St. Johns Housing Partnership executive director , said the complex, built around 1982, is tremendously important in a county where apartment complexes are simply not being built. And with the median price of homes in St. Johns County now up to more than $300,000, many of those on fixed incomes need a place like Southern Villas . Festus approves apartment complex for seniors | Business

FESTUS • A new senior housing development has been approved for Brandon Wallace Way in Truman Village here. The City Council on Wednesday night approved a request from Jamaican Folly LLC to change the plan for the 4.28-acre property from retail/office/commercial to residential. The development on the southeastern edge of the property would include 36 single-story apartments in six buildings. This development, proposed by Patrick Werner and John Anselmo, would be for senior citizens and similar in style to the Sand Hills Place apartment complex west of the site, said Matt Clemens, public works director . An attempt last year to put a 60- unit apartment complex on the opposite side of Truman Village was thwarted after residents complained it was supposed to be villas. No one spoke against the current plan at the public hearing before the council vote.

73-unit apartment complex planned for Kalamazoo's Edison neighborhood

KALAMAZOO, MI -- A 73-unit, four floor apartment building is planned for Kalamazoo's Edison neighborhood . On Aug. 10, the Zoning Board of Appeals approved three variances to Strong Tower Development for various aspects of the proposed building, located in a block of land between 2138 and 2214 Portage St. The development is intended to be a senior housing project , featuring a leasing office, corporate office space  and amenities like a community room and fitness area. This building is planned to contain five market rate units and  68 subsidized public housing units reserved for seniors to relocate from the nearby Heritage Community complex . All units will be single-bedroom apartments, with a bathroom, kitchen, dining room and living room. The building will also have a rooftop terrace and garden.
