Should SF tax empty homes and buildings?

Image
San Francisco Supervisor Aaron Peskin has asked the city attorney to explore legislation to impose a vacancy tax on large property owners who leave residential and commercial buildings empty . During a supervisors meeting this month, Peskin said he continues to receive complaints about the impact of “ghost buildings” on neighborhoods. The problem is, nobody really knows how many vacant homes there are in the city and whether a vacancy tax would be legal or effective in freeing up much-needed housing. In an interview, Peskin cited a 28- unit apartment building at 1656 Powell St. that was vacated after a fire damaged some units in December 2013. It remains empty. The three-story building is in a prime North Beach location across from Washington Square Park . Four businesses on the building’s ground floor — a liquor store, a bar, a Thai restaurant and a seafood restaurant — are open, but the apartments above still have boarded-up windows and a littered lobby. Some work was done in the...

Developer's $1-billion plan for old O.C. Register site envisions a 'mini urban city'

Image
Two years ago, developer Mike Harrah joined a bid to purchase the Orange County Register out of bankruptcy. The effort ultimately failed . But the flamboyant local construction magnate with a ZZ Top beard still acquired the Register’s Santa Ana real estate , currently vacant after the publication decamped to Anaheim this spring. With the Register gone, Harrah is now embarking on an ambitious $1-billion plan for the 20- acre Grand Avenue site , proposing to build Orange County ’s tallest buildings, more than 1,000 residences, a 171-room hotel, offices and retail shops. In all, Harrah’s Caribou Industries envisions a 2.3-million-square- foot development known as 625IVE that serves as a gateway to historic downtown Santa Ana , where hip restaurants and shops are opening just a mile away. And he’s signed up prominent architecture firm Gensler to work on it. Harrah, himself, has been credited with helping kick-start the revitalization early last decade after he acquired buildings in t...

Photo courtesy of Mountain Peak Marketing Apartment projects are going up across the Treasure Valley from Boise to Meridian to Nampa and to the next frontier in multi- family housing , Kuna. Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. Locally, many developers have settled for the common denominator of sets of fourplexes with the occasional six-, eight- ...

Pinnacle Bank Plaza to open next week on south end of downtown Fort Worth

In the latest sign of a renaissance on the south end of downtown, a five-story building with a bank, street- level retail shops and 130 loft apartments is scheduled to open next week. The Pinnacle Bank Place is a five-story structure on Lancaster Avenue, between Jennings and Throckmorton streets. It is just west of the Fort Worth Water Gardens and north of Texas & Pacific Warehouse. Not all of the features in the blond-brick building will open at once. Many of the retail shops will open toward the end of the year, including a Novak Hair Studio , Stories Coffee Shop and Dentistry of Downtown Fort Worth , a city official said. But the bank itself is ready for customers. And lofts are about 70 percent leased, said Robert Sturns, economic development director with the city of Fort Worth. “The Pinnacle Bank Place is going to spur a lot of the activity we have been expecting in that area near the Water Gardens,” Sturns said. Joining forces In 2015, Pinnacle Bank and the city’s Loc...

Developer begins construction of 5-story affordable complex in downtown Long Beach

The construction of Beacon Apartments in Long Beach will result in both the presence of a visually appealing structure at the northern end of downtown Long Beach and an expansion of Century Villages at Cabrillo’s services to the needy, developers said. “The development is clearly going to transform this intersection with iconic architecture, but also, and perhaps most importantly, it’s going to help address some of the most pressing needs of our community’s most vulnerable residents, including both veterans and seniors who are experiencing homelessness,” said Brian D’Andrea, Century Housing senior vice president , during a ceremonial groundbreaking at the building’s construction site. Century Villages at Cabrillo is a Century Housing affiliate in West Long Beach providing housing to homeless veterans and others on former Navy property in West Long Beach . (Photo: Courtesy) LAS CRUCES - A new, 200- unit apartment complex is springing up on the city’s East Mesa and could be leasing the first units in about six months. Willow Springs Apartments will be located off of Bixler Avenue, north of US 70 and behind the now-closed Cattleman’s Steak House on Bataan Memorial West . The property is being developed by Dillon Mountain Enterprises , LLC. which is owned by Paul Curry and his son, Jared Curry. The Currys acquired the property in 2006 from a church which had plans to build on the site but opted to purchase a building in town instead. Construction on the 14.12-acre property will require the Currys to pave more than 1,000 feet of Bixler Avenue, one of the city’s oldest platted but undeveloped rights-of-way. The completion of Bixler will open up adjoining properties to development, Jared said. “We had the property for 11 years,” Jared said. “ Ten years ago our original t...
