The Latest: Texas cities start assessing hurricane damage

CONCORD — Carlton Senior Living, which plans to expand its Concord housing complex , recently bought from the city a vacant lot that sits behind the Park & Shop shopping center . The Concord- based firm agreed to pay the city $380,000 — the full appraised fair market value — for a 9,600-square-foot parcel at the corner of Sutter and Harrison streets. The property is adjacent to Carlton’s 152- unit independent living apartment building at 1700 Broadway. Carlton owns 11 senior housing communities in Concord, Pleasant Hill, Davis, San Leandro, San Jose, Fremont, Sacramento and Elk Grove. The Concord complex is the only one without a memory care or assisted living component , said Todd Kemerly, senior vice president of sales and marketing. AFL-CIO HIT Celebrates Grand Re-Opening Of Senior Housing At Chicago's Kenmore Plaza Apartments

CHICAGO , Aug. 9, 2017 /PRNewswire-USNewswire/ -- The AFL- CIO Housing Investment Trust (HIT) today celebrated the grand re-opening of the Kenmore Plaza Apartments , which recently completed an extensive $61 million rehabilitation. The 28-story, 324-unit building provides affordable housing exclusively to the elderly. The rehabilitation work included reducing the operating costs of the building by installing durable and easy to maintain materials and energy efficient equipment , improving energy and water efficiency over the long term, as well as upgrading the current residential units , floor hallways, interior ground floor , and building exteriors and the construction of a small addition to the existing structure. Edina- based senior housing builder Mesaba Capital Development first approached city with plans for the block in 2015 and received site plan approvals in March 2016. Low-Income Apartment Complex Opens on Elk Grove-Florin Road

A new apartment complex near Elk Grove was completely full before it was even ready for tenants to move in. Arbor Creek, a 102-unit low- income apartment complex near Elk Grove-Florin and Calvine roads, held an open house and ribbon- cutting ceremony Thursday . It's owned and operated by Roseville- based USA Properties , which owns numerous low -income and senior housing complexes around the state and about a half-dozen in Elk Grove.  "The fact that they have a place like this to live makes them more stable as far as buying into this area," USA Properties President and CEO Geoffrey Brown said. Tenants pay a different rent depending on their income, which can't be more than either 50 or 30 percent of the county's median income. That means a three-person family earning $32,550 a year (50 percent of the median income) would pay $756 for a two-bedroom apartment. (Ricky Carioti/The Washington Post) Four years ago, when her apartment building at 1921 Kalorama Road NW in Washington was up for sale, Natalie Marra, a resident for more than 30 years, was determined to stay in the home she loves. “It took almost two years of tough negotiating, but there was a core group of seven of us in the tenant association that worked with a lawyer to make sure our rights were protected,” Marra says. “We negotiated the right to live in our apartments under rent control for the rest of our lives. Believe me, none of us ever plan to move now. Why would we? Residents of Eastland apartments evicted

PORTLAND – The remaining low-income residents of rental units at the Eastland Park Hotel have 90 days to move out and make way for a major hotel renovation that could include a new ballroom in Congress Square Plaza . Eviction notices were sent to residents Monday. Earlier this month, about 12 tenants were still living in the hotel, said city spokeswoman Nicole Clegg . The notices came as no surprise since the hotel’s owner, Ohio- based RockBridge Capital , has been clear about its plan to convert about 50 low-income apartments into hotel guest rooms under the Westin Hotels name. The 90-day notice is 60 days longer than the residents’ leases require, said Adam Valente, senior vice president of RockBridge Capital, who noted that the investment group is making a significant donation to the city’s housing fund. The evictions will set in motion an overhaul of the 85-year-old hotel that Valente said will turn a “left-for-dead property” at a heavily traveled intersection into “a great sh...
