By all appearances, Prescott’s proposed changes for the Toscana project will be good for the neighborhood. The former Toscana apartment complex , located on the northeast corner of Skillman and Merriman Parkway, will soon be demolished to make way for a new residential multifamily development , which, according to Dallas Department of Development documents, will comprise three stories and 365 units. We already knew that the old Toscana apartments would be replaced with new ones — but originally the new build was going to include four stories and 665 units, which is way denser than what we are looking at now. (Photo: Courtesy) LAS CRUCES - A new, 200- unit apartment complex is springing up on the city’s East Mesa and could be leasing the first units in about six months. Willow Springs Apartments will be located off of Bixler Avenue, north of US 70 and behind the now-closed Cattleman’s Steak House on Bataan Memorial West . The property is being developed by Dillon Mountain Enterprises , LLC. which is owned by Paul Curry and his son, Jared Curry. The Currys acquired the property in 2006 from a church which had plans to build on the site but opted to purchase a building in town instead. Construction on the 14.12-acre property will require the Currys to pave more than 1,000 feet of Bixler Avenue, one of the city’s oldest platted but undeveloped rights-of-way. The completion of Bixler will open up adjoining properties to development, Jared said. “We had the property for 11 years,” Jared said. “ Ten years ago our original t...

Before Larry Shaia finished developing Charleston Ridge Apartments last year, there hadn’t been an apartment community built in Hanover County in nearly 20 years. Shaia hopes Hanover won ’t have to wait that long for its next batch of apartments. Shaia has proposed to build a five-building, 207- unit apartment community in Mechanicsville behind the Goodwill and Food Lion off Mechanicsville Turnpike. Shaia has requested that 20 acres in the area be rezoned to allow the project to move forward. The project has been dubbed Cambridge Square Apartments and will sit on a roughly 22-acre site that has wetlands that will be used for green space, Shaia said. Charleston Ridge wrapped up construction in 2016. Shaia is a developer with Charter Realty and Development Co., which developed Charter Creek Apartments in 1997. Shaia said that after Charleston Ridge finished , he knew he wanted to do another high- end apartment project in Mechanicsville where he saw a need for Cla...

Lomita to receive $450,000-plus windfall if dense apartment project is built on Torrance border

The developer of a large proposed Lomita apartment complex will pay the city more than $450,000 initially and then $50,000 annually in development fees to offset the effects of a project more dense than municipal standards currently allow. In addition, to get around the density issue, the city plans to create a specific plan for the area that would permit residential densities of up to 88 units an acre. That’s the exact density of the 220- unit Picerne Apartments , which would sit on a 2.7-acre site on the Torrance border at the northeast corner of Lomita and Crenshaw boulevards. The Planning Commission will discuss the project and specific plan at a 6:30 p.m. Monday public hearing at City Hall, 24300 Narbonne Ave. City staff is recommending approval of the project, saying it is consistent with the goals and objectives of the city’s land-use policies. “Specifically, the project furthers these goals by developing an under-utilized parcel, helping to address a documented housing shor...

Construction on 80-unit apartment complex in Saugerties could begin in spring

Work on a new 80- unit apartment complex in Glasco, given final approval last month by the town planning board , could begin this spring, said Kingston- based developer Paul Page . “It may take a couple of years to complete, but we will be building straight through, not in phases,” he said. The plan calls for eight two-story buildings, each containing eight to twelve apartments. Parking for 141 cars would be provided on-site. The planning board voted unanimously to approve the project at its December 19 meeting. Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. Locally, many developers have settled for the common denominator of sets of fourplexes with the occasional six-, eight- ...
