By a vote of 6-0, the St. Paul City Council on Wednesday declined to side with Nova Classical Academy in a dispute over the height of a proposed apartment building at 763 Kay Ave. Chase Real Estate , which has opened two apartment buildings in the new Victoria Park neighborhood , has proposed a third building of four floors and 50 units. Nova, a K-12 charter school, recently appealed a decision of the planning commission, which allowed changes to the Victoria Park Master Plan to accommodate the proposed building height of up to 49.5 feet. The master plan had previously envisioned the site to someday host 13 townhomes with a maximum height of 40 feet. Photo via Townline Designs for a tower that could potentially become Vancouver Island’s tallest building have been submitted to the City of Victoria. In a series of documents, Townline developers outlined plans for a 29- storey condo tower on the 700-block of Herald Street. Named the Hudson Place One, the project would entail mixed-use condominium units, rental apartments , and a ground- floor retail community . The potential development area was formerly occupied by a Hudson’s Bay Department Store . Increased Height A Result of Residential Redistribution The building already received zoning approval to a maximum height of 72 metres (approximately 24-storeys), a height that would still make it the tallest building in Victoria, the developer decided to redistribute some of the approved residential density . Residents have begun moving into the River House, a two- building apartment complex at 1785 N. Water St. consisting of 243 units. Developed by Atlanta- based Atlantic Realty Partners , the project marks the first entry into the city for the firm founded by two brothers originally from Whitefish Bay. The company, which has developed approximately 8,000 rental units across the country, has a handful of other developments in the Milwaukee area , including a cluster of buildings on W. State St. in Wauwatosa. I toured the complex in late January with property manager Alexis Criscimagna and Atlantic Realty Partners project manager Matthew Schossow . A Ryan Companies partnership plans to build a mix of high-end apartments and retail at the Sons of Norway site at 1455 W. Lake St. Tony Barranco, Ryan Companies vice president of real estate development , told East Calhoun neighbors this week the project’s size is not yet finalized. A small amount of retail would stand near Lake Street, he said, perhaps a deli or café. Sons of Norway would remain on the block in the new development. The existing Sons of Norway building would likely be demolished and replaced, and Norwegian culture would be reflected on the site in some fashion. In January 2015, a massive fire in Edgewater, N.J., demonstrated that buildings with sprinkler systems are not always protected against fire. The blaze destroyed 240 residential apartments and displaced 500 people from the Edgewater Avalon apartment building . The fire began when a maintenance worker’s plumbing torch accidentally ignited wooden wall studs , and flames quickly spread throughout the structure. Fifteen minutes passed before workers called the fire department . In that time, the fire spread throughout combustible void spaces (between walls and floors) and soon engulfed the building. Emergency personnel from 35 different cities and towns ultimately responded to the incident. Thankfully, there were no fatalities.
