Vancouver Island’s tallest building could soon be built in Victoria

Designs for a tower that could potentially become Vancouver Island’s tallest building have been submitted to the City of Victoria.

In a series of documents, Townline developers outlined plans for a 29-storey condo tower on the 700-block of Herald Street.

Named the Hudson Place One, the project would entail mixed-use condominium units, rental apartments, and a ground-floor retail community.

The potential development area was formerly occupied by a Hudson’s Bay Department Store.

Increased Height A Result of Residential Redistribution

The building already received zoning approval to a maximum height of 72 metres (approximately 24-storeys), a height that would still make it the tallest building in Victoria, the developer decided to redistribute some of the approved residential density.

That redistribution leaves that same number of residences as the original plans – 178 – but adds five new storeys.

“Adding height to the building means a more creative design for the building’s street and podium levels,” Justin Filuk, Townline’s director of development in Victoria, told the Times Colonist.

“Opening up spaces between the buildings allows for the creation of an internal plaza and pedestrian connections between the other buildings on the block, ultimately resulting in more light, better outward views and an enhanced living experience from within our homes, as well as along the streetscape.”

Design Features:

• 84.8-metres tall
• lattice-covered open spaces at penthouse levels
• Shrubs and trees along the building’s exterior and on the roof
• Condos and Rental Apartments range from 477 square foot studios to 1,900 square foot penthouses
• Five levels of underground parking will accommodate approximately 250 vehicles. A single retail unit will front onto the carriageway at the rear of the Victoria Public Market in the Hudson building.
