Two townhouses in the Carnegie Hill area of Manhattan's Upper East Side are to be combined into a stunning megamansion, if plans approved by the Landmarks Preservation Commission on Tuesday go ahead. Matthew Harris, a partner at the investment fund Global Infrastructure Partners , bought up 53 and 55 East 92nd Street , just a block and a half from Central Park, with the intention of creating a stunning six- story super mansion . The front of the buildings, which were build around the turn of the century, will remain much the same, but the rear will be replaced with a massive glass facade , while the back yard will be turned into a sunken garden - a far cry from the traffic of nearby Madison and Park Avenues. In a series of documents, Townline developers outlined plans for a 29- storey condo tower on the 700-block of Herald Street. Named the Hudson Place One, the project would entail mixed-use condominium units, rental apartments , and a ground- floor retail community . The potential development area was formerly occupied by a Hudson’s Bay Department Store . Increased Height A Result of Residential Redistribution The building already received zoning approval to a maximum height of 72 metres (approximately 24-storeys), a height that would still make it the tallest building in Victoria, the developer decided to redistribute some of the approved residential density . Believe me, none of us ever plan to move now. Why would we? Kinnickinnic Ave. will serve as an anchor to the south side neighborhood ’s main street. Developed by  Max Dermond  and his firm,  Dermond Property Investments , the building will include 69 apartments and 2,600 square-feet of commercial space. The five-story building will consist primarily of one-bedroom apartments. The triangular building is being developed at the southeast corner of S. Kinnickinnic Ave. and E. Ward St. The $9.5 million project is being designed by  Joel Agacki  of Striegel-Agacki Studio.  Catalyst Construction  is serving as the project’s general contractor. Ginsburg Development Cos. has announced plans for a $2 million renovation on the 12-story, 117- unit City Trust Tower Apartments at 955 Main St. in Bridgeport. Mayor Joe Ganim and developer Martin Ginsburg .Photo by Phil Hall In a brief ceremony held yesterday in the building’s lobby, company founder and principal Martin Ginsburg highlighted plans to bring a fitness center, game room, club lounge and bicycle storage space to the building, which was built in 1928 as the headquarters of the City Trust Co. and was converted to housing 10 years ago . Ginsburg added that he was in talks with a “New York/New Jersey restaurant” to set up operations in the space that was occupied by Amici Miei Caf é. He also introduced sculptor Eric David Laxman , who presented a preview of a new statue that will be displayed in the building’s lobby. A Ryan Companies partnership plans to build a mix of high-end apartments and retail at the Sons of Norway site at 1455 W. Lake St. Tony Barranco, Ryan Companies vice president of real estate development , told East Calhoun neighbors this week the project’s size is not yet finalized. A small amount of retail would stand near Lake Street, he said, perhaps a deli or café. Sons of Norway would remain on the block in the new development. The existing Sons of Norway building would likely be demolished and replaced, and Norwegian culture would be reflected on the site in some fashion.
