Drive-thru restaurants and apartments planned for Toscana Park area
If you’ve driven by Gumwood and State Road 23, you have likely spotted the orange barrels and construction equipment. But, there is more planned for that area than just changes to the roadway.
More than 200 apartment units are planned for one side of Gumwood and two drive-thru restaurants could soon be added to Toscana Park. The proposed projects were discussed at a Mishawaka Plan Commission meeting Tuesday night.
Some residents in attendance are not too happy about seeing more commercial properties in their neighborhood. Several people took to the podium to share their disapproval of some of the plans.
“Now you want to add even more commercial property along a strip of residential people,” said Jayne Schellinger, who lives nearby. “I didn’t buy this house to have a walkway to dining. I bought it because it was in a nice neighborhood.”
A representative for Gumwood Acquisitions shared more details about the 206 residential units planned for the northwest corner of Gumwood and 23. The project will include both apartments and town homes. Renderings show plans for a clubhouse and a lot of parking.
Great Lakes Capital plans to build two restaurant in an open space at the Toscana Park. The names of the restaurants have not been released yet because negotiations are ongoing. The two drive-thru restaurants would add to the sit-down restaurants already there. There will be landscape buffers and fences separating residential areas and commercial properties, according to the representative.
But, that is not enough for people like Katie Schellinger who said drive-thru restaurants will bring unwanted activity to the area.
“The late night noise and late night traffic,” she said. “And you’re just trying to live in your house and get a good night’s sleep.”
Katie Schellinger also said that she can hear loud music throughout the summer coming from Toscana Park. She is worried that the noise level will continue to increase.
Agenda items related to both these projects were approved at Tuesday night’s meeting.
