Affordable, Unsubsidized Housing Planned for Near West Oakland BART
Panoramic Interests is the developer who recently revised it’s design for 1,031 apartment units to be built near West Oakland BART(1). Previously, the plans called for 1,400 units, but was changed to 1,031 units by removing all of the one-bedrooms, and all but two studio apartments from the plans. Other interesting facts about the revised design include removing all luxury amenities such as gyms, pet spas and chef kitchens. Also removed from the floor plans are any empty corridors, to make most efficient use of the space to provide affordable, unsubsidized housing near a transportation hub. Also, no parking is provided for the complex, just seven spaces for car-sharing and deliveries. So occupants will be relying on public transit and car services. This is certainly a design for the post-modern era that should please the millennials.
The estimated rents will be around $2,500 for 2 bedrooms and about $3,500 for a 4 bedroom unit. Instead of luxury amenities, the complex will include 2 parks and two alleys that can function as open-air living rooms with space for eating and socializing with friends and neighbors. The complex will include two mid-rise buildings and one 240 foot tower. The complex will also include 15,000 square feet of retail and 32,000 square feet of commercial space for small businesses.
