It's The Overlook at Westridge. There is no "B" in there (if someone can fix, that might help) Lived there for a year in a top-floor 2 bedroom. It was recently remodeled when we moved in early '08. Granite counters, SS appliances (although cheap ones), nice cabinetry, w/d in unit. We liked it very much. Although the rent is a little high for the area, ours was $1400. The location is very good if you're working downtown, but don't take the bus (riding through SODO sucks and takes an hour). The landscaping is well taken care of, the maintenance is good and the front office worked well with us. We paid rent late one time and they let it go after a little convincing (else would have received a higher rating). Parking can also be a pain. And when it snows, you'll miss work because of the Kenyon St. hill. The neighborhood I guess can be a little sketchy, but we never had any problems. Although White Center is close and it can be hard to tell if it's approaching or receeding. The community is gated though. The little mart across the way is good for occasional supplies, and Westwood Center is close by, and if you keep going West on Henderson? there's a great little fruit/vegetable tent stand in summer (much better than the grocery stores). Also close proximity to California & Alki (both great). After move out I think we got half our deposit back. Seemed pretty fair to me (our cats trashed the carpet) and they didn't know we had them. If you do admit to having pets, they want like $400. Kind of steep. No problem, just lie. All in all it's a pretty good place actually. If you're not afraid to explore West Seattle you'll definitely grow to love the area. We would have stayed but we wanted to buy and couldn't afford in West Seattle.

When I first moved in here it really felt like home. The maintenance guy and the apartment managers were very nice and helpful. The problems are noise, smoking and parking. The rent used to be cheap enough that you could overlook these situations. Hence the name The Overlook. There is quite a bit of noise, more than you would usually hear in apartment style living. I believe they need to upgrade the flooring because it is the worse that I have ever heard compared to other apartments. I could hear every single step the people upstairs would make. They had a young child so there was a lot more running, but we had children and understand how hard it is to live in an apartment with kids. So we got used to it. If you don't smoke then this place won't be right for you because the balconies, where most people smoke, is usually next to your master bedroom and your balcony. During the summer months when you keep your windows open the smoke goes straight into your apartment. For me this was a HUGE issue because my baby slept in my room and was getting a lot of the 2nd hand smoke. I was basically a prisoner in my own home because of the smoking. The parking was a pain if you didn't pay for a parking space. Everything was fine and dandy until I had to move. I had went to the office manager, the one at that time, and told her I am getting really anxious about summer and the 2nd hand smoke that I had to deal with last year. I expressed my concern and she understood because she and the office assistant tried really hard to work with my neighbors to be respectful about smoking. There was just one guy who wouldn't smoke anywhere but on his patio which was next to my bedroom. Anyways, the manager said she understands and would work with me if I need to break my lease. Which I was extremely thankful. After looking around and finding a new home I went back to the office to find out how she wants to work this out and what I need to do. Once I get to the office there is a new manager there and I tell her that I am here to find out what I need to do in order to break my lease and the problem I had with the smoker and 2nd hand smoke. She tells me, I am sorry to hear that, but you will need to pay the cancellation fee or pay until my lease is up which would be 4k. I told her what the previous manager had told me and how she was willing to work with me. She says that she will honor it then. Moving took longer than expected So I decided to ask for 1 extra day, since I had to pay until someone rents it out which they had someone scheduled 12 days later. I talk to the new manager and she starts to freak out and tells me this is why I will never do this again. If you need extra days then why don't you pay until your entire lease. I tell her, look I am not trying to fight with you I am simply asking if I can have 1 extra day since I am paying till the 12th anyways. It is a reasonable request. She says this messes everything they are doing. I ask how long it takes to turn over an apartment, she replies 3 or 4 days. I say great I am still leaving you a whole week and I am paying for the time of turning over the apartment. She tells me they have the painter coming tomorrow and they can't reschedule (later I found out this was a lie and painting is done after cleaning). She says she will never let anyone out of a lease again and this is just a Pain to deal with because everyone wants their way. I said never mind I will find a way to get out by tomorrow. She told me I had to caulk the holes if there are more than 10 holes so we did that too. We lightly cleaned the place which we were told to not go crazy cleaning. So I moved until 3am that night and I had to work the next day at 6:30am so I had got a total of 1.5 hours of sleep just to get out of the apartment. After moving, I find out the people decided to move in on the 15th instead of the 12th which is fine because I broke my lease and that is the rules. But she could have easily gave me 1 extra day. I believe this new manager needs to work on her professionalism and customer service. She also needs to understand that these are people's homes and whether you're renting or moving it is stressful and to take more consideration for that. Be polite and have some sympathy. No one wants to make these situations harder than they already are. I would have never had this review if it wasn't for her. It is unfortunate that it ended the way it did. There was no reason it had to end like that, it only happened because I was unlucky to deal with this new manager. The old manager would have never treated me in this manner. I paid my rent on time every month and have an excellent rental history. After dealing with the smoke, parking and noise I really did like living here. I got used to the noise and adjusted to the parking situation. But there is nothing worse than dealing with an overzealous manager who cares only about getting paid and not peoples livelihood.Thank you Jennifer and Trina for the help

I'm honestly really confused about some of these negative reviews, particularly Garths. I have been living here about 4 months now and I absolutely love it. My boyfriend and I live in a one bedroom apt on the top floor, and have a wonderful view of beautiful city lights. The attached deck is about 6 by 11 and it is my favorite part, I made it into a sanctuary! The grounds are beautifully kept, the staff (particularly Trina) are wonderful. I rarely ever hear anything through the walls (not paper thin...) and my appliances and things have been great, they seem like new. I have a washer dryer in my unit which I am so grateful for, as well as a fireplace. Third floor benefits :) I had an issue with a leaking toilet once and a maintenance member came right away and was super nice and fixed it right up. the place is great if you have a dog - I see them everywhere in the complex here and there is a dog park only 5 mins away - it's lovely and I run there sometimes. Only about 10 minutes to a ton of shopping, has, grocery, etc. I would definitely recommend this place.

Living here was a series of massive disappointments. As the other reviewers have indicated, parking is a nightmare and property management doesn't care, nor will they act to enforce resident-only parking unless it's the over-priced covered parking on which they make a mint. They do nothing to dissuade people's pets pooping wherever they want, even if you tell them whose dog it was and when. Their response to a noise complaint, which according to their own lease literature includes being able to hear anything happening inside the apartment outside, is to say "we don't deal with that, we encourage you to talk to your neighbors" or, at their very best, a passive-aggressive email sent to the entire building. Through either gross incompetence, absolute apathy, or active malice the property management also can't manage to dispatch repair workers in anything resembling a timely fashion, any community maintenance project will be delayed for months and months because they're too cheap to hire reliable third party contractors. None of that even covers how terrible the apartments are! Paper-thin walls, cheap barely functional appliances, such terrible layouts that not even every kitchen cabinet is useable because the side door knob prevents them from opening properly. The interiors have been maintained to the lowest standard with massive numbers of defects and poorly patched holes in the walls. You're effectively also in the sticks so cell service is terrible and ISP choices are limited to a hole in the head or two holes in the head. This was a terrible introduction to living in Seattle and it might put some people off living in this city entirely. Tl;dr: DON'T LIVE HERE!

The location of the complex is great if one is looking for a country lifestyle. There is even a horse farm across the street for the full country charm. The complex itself is well maintained and fits in well with the bucolic environs. This is a great complex if one desires these things and one has a dog. There are many great trails to the east of the complex as well as West Crest dog park. Like living in the country, however, nothing is nearby. The nearest grocery store is a fifteen-minute drive away, and there are no coffee shops or convenience marts within a mile. Bus service to this location is spotty at best. There were several times where the bus was a half hour late (and the 131 only runs every half hour) The location preferences someone has will drive whether or not this is a good location for them. After moving out I did a thorough cleaning of the place hoping to lessen the amount of money withheld from my deposit as I had another friend get taken to the cleaners by them a couple months back. While I realize that local law requires that an apartment be cleaned by a licensed and bonded cleaning service, in other complexes this cleaning is taken care of by the non-refundable component of the deposit. Not so here. In the end the low rent at Overlook resulted in me only getting $267 of the $1100 in deposits. If you choose to rent here just go into it with the expectation that your security deposit will not be returned

Before I moved here, it was described to me by the leasing manager as live moving "over the rainbow." If by "over the rainbow" she meant "a craptacular place to live," then she was spot-on. I lived here for not quite a year, and it wasn't that bad while I was living there. Not the greatest place to live, but it wasn't a sketchy place either. When I moved out, they charged through the nose for "excessive cleaning" (even though I left the apartment in better condition than it was when I moved in) and various other completely absurd charges. I fought them and got them reduced, but it took threatening legal action and demanding seeing receipts for all the services. I read a little online about this complex, and it has a reputation for charging excessive fees upon move-out, and the management... don't even get me going except to say "flaky" and "unresponsive." Do a little research on this place, if you're thinking of living there. If you read a positive review, it is, in all likelihood, written by the management.

We have been here for slightly over a month and don't have any complaints. Everything that i needed help with, the staff were very helpful and are always happy to assist you. Maintenance guys are always busy at keeping up with making the place look clean and organized.
