Fall Start Seen For Route 120 Apartments

Lebanon— The apartment complex to be built behind the Element hotel on Route 120 in Lebanon moved has moved a step closer to reality as the developer has filed his plans and sought permission from the city to begin construction. Manchester developer Dick Anagnost filed a permit application with the Lebanon’s city planning department to begin construction on a $4 million, three- story apartment building . He hopes to be able to break ground on the project this fall and have it ready for occupancy next summer, according to Anagnost. The apartment building is the first in a planned 153- unit residential complex in Altaria Lebanon Park , a mixed commercial and residential development spanning 65 acres of which the 4-year-old Element hotel was the first phase. Anagnost expects the entire five- building apartment project to be completed by 2019 at a cost “all-in, probably $20 million to $30 million,” he said in an interview. And even though construction on the project has not yet beg...

Ronan Group finally moves on plans for Appian Way site

After more than a decade of lying idle, a 0.23- acre site owned by Johnny Ronan in Donnybrook, at the junction of Leeson Street Upper and Appian Way, is set to be redeveloped. In 2006, the property was jointly owned by John Ronan jnr (33) and Shane Whelan through Ashwalk, their investment vehicle. One decade on and Ronan jnr and Whelan are both directors of Johnny Ronan’s development group , Ronan Group Real Estate (RGRE). It seems, however, that neither have retained a beneficial interest in the Donnybrook site , as ownership has been transferred to RGRE, with Johnny Ronan appearing to be its beneficial owner based on documents registered with the companies office. RGRE is now seeking planning permission to construct 16 apartments in a five-storey block on the site. In all, one three-bedroom, 11 two-bedroom and three one-bedroom apartments are envisaged for the 2,074sq m (22,324sq ft) block, which will also feature 13 parking spaces at basement level, to be accessed via a car ...

caption The asking price for the GOT-esque villa in Estepona, near Marbella, is non-negotiable. source AIDA Inmobiliaria A Casterly Rock- style medieval castle on Spain’s southern coastline could be the perfect draw for “Game of Thrones” fans who want a piece of sunny paradise. The property, complete with towers, gargoyles, and even a drawbridge, is up for sale on the Costa del Sol for a mere €760,000 (£690,000). Spanish estate agent AIDA inmobiliaria is handling the sale of the dramatic home located in Estepona, close to the popular beach resort of Marbella. Local authorities initially did not grant planning permission for the project because it did not keep with the style of the houses in the upmarket residential area , Javier Flores, who is leading the sale, told Business Insider . But officials were eventually persuaded. The owner has sourced materials for the project from far and wide with no expense spared. As well its Game of Thrones-like features, the property has fo...

The Housing Crisis Is So Bad, Architects Are Hiding Apartments In Air Ducts

Image
The urban housing crisis has become so dire that architects are exploiting planning -code loopholes to squeeze living spaces into every available area. And in London this means rooftop ventilation systems –well, sort of. This year the Architecture Foundation, a design advocacy group based in the United Kingdom, invited architects to come up with creative and sustainable housing alternatives for its Antepavilion competition. The winner, the London- based PUP Architects , proposed hiding apartments in plain sight to add much needed supply to the real estate market . The firm calls its idea “guerrilla habitation.” [Photo: Jim Stephenson/courtesy PUP Architects ] PUP Architects scoured planning regulations and discovered that builders don’t need official permission to install rooftop mechanical systems for heating, ventilation, and air conditioning (HVAC). By designing a unit that mimics the silhouette and look of an HVAC exhaust, PUP figured it could theoretically build thousands ...

Did Stratford Need The Olympics?

Image
Lee Valley VeloPark Standing on the tenth floor of TfL's soon-to-be offices in the heart of the Olympic Park, there's a panoramic view of Stratford and the rest of London beyond. The landscape is littered with cranes and unfinished tower blocks like the one we're standing in. Among them there's a sprinkling of former Olympic venues that provided the catalyst for this re-imagined Stratford to occur. Or did they? A huge slice of the changes in the Olympic Park comes from International Quarter London . IQL is run by property development company Lendlease , and totals up to 4 million sq ft of offices. Lendlease also built the luxury apartment complex Glasshouse Gardens in the Olympic Park and, originally built the Athletes' Village for the games. The team here knows intimately the rapid changes the area has undergone. Kevin Chapman, head of offices at IQL, tells us, "what we've had to do is bring the commercial office element into the Olympic Park as part...

Developer seeks to build affordable apartments on Bayshore Drive

Image
CLOSE Collier County will consider four public sites in East Naples and North Naples to encourage the development of affordable housing. Greg Stanley/Naples Daily News Credit: Andy Dean Photography via iStock (Photo: Andy Dean Photography via iStock) A developer wants to put up an apartment complex on Bayshore Drive and rent out nearly half of its units as affordable housing. The property, a vacant lot at the northeast corner of Bayshore and Thomasson drives, has been slated for affordable housing since 2005. But it has always been the county's plan for the East Naples site that the housing on it — either condominiums or single family homes — would be owned and not rented. In a 2005 agreement with the owners of the property, called the Cirrus Pointe Planned Unit Development , the county gave developers permission to build more units than is typically allowed in exchange for keeping 44 of those condos or homes affordable.
