They're saying the 140- unit apartment complex near McFarland Road and East Riverside Boulevard — with a swimming pool, tennis courts, garages and manicured landscaping, as well as comparatively little crime surrounding it — is a good example of what affordable housing should be: 56 units are set aside for income-restricted renters.  The talk about Forest Glen Apartments has been fueled by a plan that was pulled back last week by a Wisconsin-based developer to build 65 apartments in east Rockford off South New Towne Drive. Eighty-eight percent would be for low-income renters. The plan called for housing about 150 residents, most from the 650- resident Fairgrounds Valley , a decaying property on the west side that the Rockford Housing Authority wants to raze. Capital One Closes $9.3MM FNMA Loan to Refinance Apartment Complex - News

Capital One Multifamily Finance provided a $9. 3 million Fannie Mae fixed -rate loan to refinance Lakecrest Apartments , a 225- unit apartment complex in Greenville, South Carolina. Meridian Capital Managing Director Jacob Katz , Senior Managing Director Abe Hirsch , and Managing Director Zev Karpel originated the transaction.  The borrower was PRG Real Estate Management , a repeat Capital One and Fannie Mae client .   PRG owns and manages more than 11,000 apartment homes in over 40 communities.  It purchased Lakecrest in 2006 and has subsequently renovated nearly 200 units, replacing floors and modernizing kitchens and bathrooms, as well as replacing the roofs of six of the community’s residential 22 buildings. In one deal, Los Angeles- based TruAmerica Multifamily and MSD Capital L.P. — an investment vehicle for Dell Computer founder Michael Dell ’s family — purchased the Sienna at Vista Lake in Fort Myers for $66 million. The 640-unit complex, which was constructed as two separate complexes in 1990 but combined 20 years later, contains 32 garden- style apartment buildings . The 3701 Winkler Ave. community features a pair of clubhouses, as well as amenities like swimming pools, fitness centers, basketball and tennis courts and jogging trails. Woodside Village apartment project moving forward

The $ 79 million Woodside Village project , a redevelopment plan that will add hundreds of apartments and retail space to Westwood, is underway more than two years after receiving city approval for tax breaks. The project being built by Los Angeles-based Tanner & White is a big addition to Westwood, a small (pop. 1,500) inner-ring suburb in northeast Johnson County . Its City Council authorized up to $20 million in tax incentives to subsidize the project in late 2011. Developer Blair Tanner said it took a while to arrange the financing and coordinate the project with improvements made to the Woodside Health and Tennis Club, but work is beginning this week. The $26 million first phase calls for a four-story building with 91 luxury apartments on the upper floors and 20,000 square feet of retail space on the first level. It will be on the site of the former Youthfront building at 4715 Rainbow Blvd. Demolition of that structure is scheduled to begin in August. “We like the project ...

GRAND PRAIRIE, TX - Marcus & Millichap Real Estate Investment Services , the nation’s largest real estate investment services firm , has arranged the sale of Windridge Apartments , a 720- unit apartment complex in Grand Prairie, Texas. The terms of the sale were not released. William Jarnagin and Michael Ware, both senior associates in Marcus & Millichap’s Dallas office, represented the buyer, Milwaukee- based MLG Capital .
