Outside investors target tertiary markets for better yields

Local investors beware: Central Pennsylvania is on the map for outside groups looking for higher returns. Last month, The Solomon Organization , a New Jersey-based operator of multifamily properties, closed on a $25.7 million purchase of the newly built Ivy Ridge Apartments in Swatara Township . That price — $117,913 per unit — is the highest in the Harrisburg market this year. It also marked the company's first foray into the Harrisburg area after landing in Lancaster County six years ago. It owns six communities in Lancaster County and more than 1,200 units. "Two years ago, you said 'Harrisburg' and people would just hang up the phone," said Zachary Pierce, director of the National Multi Housing Group in Philadelphia for Marcus & Millichap Real Estate Investment Services . Outside investors were interested only in primary markets such as New York City and Washington, D.C., and maybe Philadelphia, he said. But as prices have shot up in those prime areas, th...

Life without parole sentence unconstitutional for juveniles

GATESVILLE, Texas (KWTX) There are 12 state prison inmates in Texas serving life without parole sentences which the U.S. Supreme Court has said is unconstitutional, but not a single one of them has asked for a new sentence. One of those inmates is housed at a prison unit in Gatesville. Justice Anthony Kennedy wrote a majority opinion by the court that said “under the Eighth Amendment's bar against cruel and unusual punishment, states may no longer sentence juveniles to life without parole.” “We have 12 in custody now serving life without parole sentences who were younger than 18 when they committed their crimes,” Jason Clark, public information director for the Texas Department of Criminal Justice said in a telephone interview Thursday . “As far as I know none of them has asked for a new sentence and it’s something they have to do,” Clark said. As long ago as 2012 the high court ruled that a life without parole sentence handed to a person convicted...

VoiceWaves Long Beach | Long Beach Transit’s Harassment Problem — It’s Too Common, But Who Reports It?

Image
A woman waits to board a bus along Long Beach Boulevard . Photo: Michael Lozano Story by Stephanie Perez. Speaking with the riders of the Long Beach Transit system , you will find common stories . John Muller, 23-year-old bus rider, saw a rider across from him masturbating on the bus. Tyler Joscelyn, 22, confronted two men who were harassing a girl “because she was pretty” to only end up in a physical fight. And then there’s the downright weird. Rebecca Macareno, for instance, felt unsafe during a recent afternoon bus ride from her apartment to Cerritos Mall when a man chose to sit directly next to her. “He stared at me the entire bus ride even when I looked away,” she said. “He never spoke to me or touched me, but his eyes were red, and it felt like he never blinked. He could have sat anywhere on the bus, but he sat by me.” City locals, including high school and college students, rely heavily on public transportation to get around each year but many also feel uneasy and unsafe, es...

Transforming a suburban crossroads | Newsday

Change is coming to Hicksville. It may not come easily. It will take time, and the right combination of local leadership, private investment, community engagement, innovative thinking and, perhaps most important, a new Oyster Bay way. Most Popular But it is coming. The pieces of the puzzle that hopefully will bring new energy to downtown Hicksville have been slowly falling into place: the $ 121 million upgrade of the Long Island Rail Road ’s busiest station; renovations of the Hicksville athletic center and the once vibrant Broadway Mall ; and the repaving, cleanup and drain repair of Routes 106 and 107. And the recent approval of the third track expansion project will mean vastly improved LIRR service and the potential to lure workers to Hicksville businesses. Now, town and state officials are starting to fill in critical missing pieces that could turn this tired crossroads into a major hub with housing for younger adults starting out and older ones wanting to downsize, entert...
