Lomita to receive $450,000-plus windfall if dense apartment project is built on Torrance border

The developer of a large proposed Lomita apartment complex will pay the city more than $450,000 initially and then $50,000 annually in development fees to offset the effects of a project more dense than municipal standards currently allow. In addition, to get around the density issue, the city plans to create a specific plan for the area that would permit residential densities of up to 88 units an acre. That’s the exact density of the 220- unit Picerne Apartments , which would sit on a 2.7-acre site on the Torrance border at the northeast corner of Lomita and Crenshaw boulevards. The Planning Commission will discuss the project and specific plan at a 6:30 p.m. Monday public hearing at City Hall, 24300 Narbonne Ave. City staff is recommending approval of the project, saying it is consistent with the goals and objectives of the city’s land-use policies. “Specifically, the project furthers these goals by developing an under-utilized parcel, helping to address a documented housing shor...

Gurner Launches $600m 'FV' Development Amid Concerns of an Apartment Oversupply

After two-and-a-half years of construction, Gurner has officially unveiled the first two towers of its $ 600 million Brisbane development . The launch of FV comes a week after BIS Economics forecast high - rise apartment construction will halve over the next three years. In its residential property forecast 2017 -2020 report, BIS indicated that the resurgence in prices in the current financial year is likely to be short-lived as a looming oversupply of apartments in our major cities will dampen price growth . Gurner rebuffed claims that the local market was oversupplied, “With so much pressure on house prices in Australia, Brisbane provides an incredibly affordable option for first home buyers and owners. Developers seeking tenants for new East Dundee building

Over the past two years, the vacant grassy field that once capped off East Dundee's downtown district has been transformed into a $4 million mixed-use development. The 24,500-square-foot building at 311 Barrington Ave. was designed to bring more residents downtown, contribute to the village's culinary district and aesthetically complement other historic structures in the area, said Tracy Burnidge, broker and leasing agent. Developers are in the midst of pinning down retail tenants before building out the 12,000 square feet of available restaurant space on the first floor, he said. Other work on the property, such as landscaping, parking and additional building details , also have yet to be completed. However, residents have already begun moving into the loft- style apartments upstairs , Burnidge said, and it won't be long before the development is fully occupied. More homes and yet more homes are going in, with new communities popping up . San Pablo The Silverfield Group of Jacksonville has purchased 21.85 acres at the north end of Pablo Point Drive , nestled in between Pablo Point to the south and Queen’s Harbour to the north. With mostly marsh to the east, it’s about the last bit of buildable land in the immediate area. There, they’re going to put Waterside at San Pablo , a single- family community zoned for up to 42 lots, a minimum of 90-100 feet wide. Home prices are expected to be in the $400s to $600s. Leed Silverfield said the project is still in design and engineering, but they hope to break ground early next year. Builders haven’t been chosen. He said it hasn’t been determined if it will be gated. Silverfield paid $1,175,000 for the property, buying it from the Hodges family.
