Developer seeks to build affordable apartments on Bayshore Drive

Image
CLOSE Collier County will consider four public sites in East Naples and North Naples to encourage the development of affordable housing. Greg Stanley/Naples Daily News Credit: Andy Dean Photography via iStock (Photo: Andy Dean Photography via iStock) A developer wants to put up an apartment complex on Bayshore Drive and rent out nearly half of its units as affordable housing. The property, a vacant lot at the northeast corner of Bayshore and Thomasson drives, has been slated for affordable housing since 2005. But it has always been the county's plan for the East Naples site that the housing on it — either condominiums or single family homes — would be owned and not rented. In a 2005 agreement with the owners of the property, called the Cirrus Pointe Planned Unit Development , the county gave developers permission to build more units than is typically allowed in exchange for keeping 44 of those condos or homes affordable. CA Legislature to Force Bay Area to Loosen Land Use Rules for Housing

The California legislature is responding to spiking Bay Area rents by moving bills that would force cities to loosen restrictive land use rules that have impoverished renters and created massive profits for apartment owners. Year-over- year apartment rents at the end of March 2016 were falling hard in the Bay Area, with annual percentage decreases of 15% in Redwood City, 13% in Santa Clara, 8% in Palo Alto, and 5% in Oakland. But prices stabilized after the election of President Donald Trump ignited a new technology stock price boom , and have recently begun to take off and spike to new all-time-highs over the last 12 months. But the most recent Zumber survey found that Bay Area one- bedroom apartment rents rose by 2 percent in July. San Francisco  has the most expensive rent in the state at $3,450, followed by Mountain View at $3,060, and Redwood City at $2,970. The least expensive area rents were Vallejo at $1,270, followed by Napa at $1,540, and Santa Rosa at $1,550. The fear...

Arker completes $38M rehab at Staten Island complex

Image
The Arker Companies has completed a $38 million rehabilitation and preservation project at Elbee Gardens, a 178- unit affordable housing development at 1950 Clove Road in the Grasmere neighborhood of Staten Island. Situated on nearly eight-acres of land, Elbee Gardens is a six- story elevator building that was initially financed as a HUD 236 project and constructed in the early 1970s. The project had not received any significant capital improvements since it was first rented up in 1973. Arker’s renovation work included complete replacement of the building’s boilers, roof and elevators. The project also received extensive electrical , sewers, and façade work, along with renovations to apartment interiors, hallways and common spaces. All construction was completed within 12 months of closing on construction financing. Financing for the project came from the HDC, which provided nearly $24 million in tax-exempt bonds towards construction financing. HPD also provided four percent Low- I...

In SF politics, the action’s in District 6, a bellwether for rest of city

Image
Take a walk east from the gold-plated cupola of San Francisco City Hall and the landscape transforms into the Tenderloin, a patchwork of residential hotels, small delis and social service clinics that cater to the poor. It winds into the city’s main tourist corridor , and, farther along, a glossy cluster of condominium towers where upper- story penthouses cost millions . These symbols of extreme poverty and prosperity are wedged together in District Six, which serves both as a portal for visitors and a cauldron where San Francisco ’s most pressing political issues simmer . For 20 years, District Six voters have reliably concluded that the solutions to those issues come from the progressive viewpoint. And while it’s more than a year until the next election for supervisor, the contest is already shaping up as a test of whether that is still true. From the Tenderloin to the Mission Bay waterfront , District Six has seen a rush of development over the past two decades, and residents are ...

We offer our predictions on communities that will rank among the city's most desirable in 2026. Plus a look at developers who are working to make those visions a reality. February 18, 2016 (page 7 of 7) 8 developers with insight who are rethinking our urban neighborhoods   BY DEBRA SMIT G reat neighborhoods — with ample green space , commerce and good housing stock — empower their residents to grow and prosper. Developers are key when it comes to weaving together the physical threads of a community, particularly in urban neighborhoods frayed by years of blight and decay. These are among the developers who are working to revitalize some of the city’s most challenged neighborhoods, striving to be restorers of streets in which to dwell. All have one eye, certainly, on the bottom line. Still, they are well aware of expectations that they give measured consideration to quality of life in the neighborhoods in which they build.   Wi...

Edward Lotterman: Airbnb shows how new technologies bring new issues

Image
Capitalism is “a process of creative destruction” according to Austro- American economist Joseph Schumpeter . That is working out right now as new communications technologies are revolutionizing sectors like short-term housing and short- distance human transportation . I use these wordings rather than “hotel” and “taxi” because companies like Airbnb and Uber are changing the very meaning of these historic terms. Much of this is to the good, enabling society to get more satisfaction of human needs and wants from a given set of resources. But Schumpeter’s insight that economic creation inevitably is linked with destruction still applies. Innovations also destroy outdated businesses and products.  Airbnb is the one in the news right now as the St. Paul City Council considers new rules to limit the fraction of rental housing units that can be converted to short- term Airbnb units . That is an issue in many other cities. Airbnb and its small competitors also raise the same issue as Uber...
