The City Council is expected to approve a rezoning today that will allow a 180-unit, $20. 7 million upscale apartment development called the Meadowood Apartments to be constructed off North Military Highway . It would be the seventh apartment complex that opened, received city approval or on which construction began in the past year. Moreover, two other apartment complexes have been proposed. Meadowood would be built on 7.7 acres currently zoned for industrial use on International Boulevard adjacent to a Kmart and the Park Crescent Apartments . Rents would top out at $1,450, said Taylor Franklin, vice president of multi family development for S.L. Nusbaum Realty . It would be a gated community, Franklin said. Nusbaum has either proposed, built or is building four of the complexes in Norfolk. "The apartment market in Hampton Roads remains very strong," Franklin...

180 apartments sited for University Parkway

MANATEE -- A proposed lakeside apartment complex bordered by newer townhomes and single family homes may soon bring more market-rate rentals to University Parkway. A property owner-controlled by Gilbane Building Co. of Rhode Island has submitted a final site plan to Manatee County that calls for 180 apartment units at 3415 Broadway Ave. The six- building complex would occupy a little more than nine acres in an area with fewer rental options than University Park to the east. Contacted about details the project, a representative of the property owner, University Groves Property LLC , declined to comment. Gilbane operates an office in Lakewood Ranch. Laurie Rastovski, a real estate agent with Michael Saunders & Co. who specializes in rentals, said new apartment units near the west end of University Parkway will be welcome. Having previously worked as a leasing agent at a large apartment complex nearby , she sees the demand. "In that area, it's going to be nice to have s...

Photo courtesy of Mountain Peak Marketing Apartment projects are going up across the Treasure Valley from Boise to Meridian to Nampa and to the next frontier in multi- family housing , Kuna. Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. Locally, many developers have settled for the common denominator of sets of fourplexes with the occasional six-, eight- ...

New real estate reporter tries to find an apartment in San Diego.

Image
I didn’t cry while searching for a San Diego apartment , but I came close. Moving to the city on a Sunday night, I had a five-day reservation at a Motel 6 and needed to find an apartment fast . I also had my 6-year-old tabby cat with me and a new job as real estate reporter for the San Diego Union -Tribune to start the next day. I was fairly confident I’d find a place quickly because in the last decade I had managed to get apartments in London, Chicago, San Francisco, New York City, rural New Jersey, Northeast Pennsylvania and, most recently, Monterey. Not only did San Diego turn out to be the most difficult, it made me change nearly everything I thought I wanted. My criteria was a one- bedroom apartment near the beach that allows cats, a rent of no more than $1,200 and was fairly close to work. To say the least, I stayed at the Motel 6 longer than expected. Ignorance of what neighborhood I was in most of the time was exacerbated only by a rental market that has seen prices increase...

Two new apartment complexes coming soon to Woodland Park

WOODLAND PARK - Within the next year, Woodland Park will have more than 200 additional apartments within its city limits, paving the way for small boost in population. Developers are getting ready to break ground on two multi- family rental complexes in the town of more than 7,000 people that lies in the mountains west of Colorado Springs. A 168-unit project has been in the works for almost two years and will be built on East Sheridan Avenue just east of U.S. 24 on the western end of town. Another complex with 42 rental units will be built on Colorado Highway 67 less than two miles north of U.S. 24. Brian Fleer, the executive director of Woodland Park's Office for Economic and Downtown Development, said the sudden emergence of the apartment projects is a reflection of what's become a statewide and national trend. "It's a microcosm of what's happening in Colorado Springs, in Denver and what's happening nationally," Fleer said. "Multi- family hous...

The Coeur d'Alene Press - Local News, Hatred of Fieldstone apartment proposal intensifies

Fieldstone residents demand rejection of 208-unit complex in their subdivision POST FALLS — Nearly 50 people attended Tuesday 's city council meeting , many to ask the city to reconsider a 208- unit apartment complex in the Fieldstone subdivision . “I am fairly certain I know why many of you are here tonight,” said Mayor Ron Jacobson at the beginning of the public comment period , adding he welcomed their input. “However, the council cannot act on the issue because it is not on the agenda.” Fieldstone resident Taj Wilkerson , who was elected to speak on behalf of the Save Our Subdivision organization, told the council his neighbors understand that change and growth in Post falls is inevitable, but they felt it is the council’s role to make sure growth is well thought out. “Many of the people who bought houses were led to believe that there would be no apartments,” he said, adding he didn’t believe the public was well notified before the developer was granted city permission to b...

New Towson apartments will be close to everything

April 28, 2001 | By Andrew A. Green | Andrew A. Green,SUN STAFF A developer is to break ground Tuesday on an apartment complex in downtown Towson that Baltimore County officials hope will demonstrate to other builders that suburbanites are interested in the urban idea of living close to work, shops and entertainment. Residents of the $20 million, 264- unit Dulaney Crescent apartment building will be able to walk to the Super Fresh without crossing a major street. They'll be closer to the Hecht's in Towson Town mall than Hecht's is to Nordstrom. Based on the surrounding traffic patterns , it will be more trouble to drive to the barber shop and dry cleaners than to walk. As sprawl has become a dirty word in recent years, the idea of creating compact communities that unify living, working and playing has become the urban planning vogue , in contrast to much post- World War II development that segregated houses from offices from shops. "I think [the apartments are]...

AMLI plans 279 apartments at Mueller neighborhood

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. The new complex will have a mix of efficiencies and one- and two-bedroom units. Some units — 15 percent...
