Did Stratford Need The Olympics?

Image
Lee Valley VeloPark Standing on the tenth floor of TfL's soon-to-be offices in the heart of the Olympic Park, there's a panoramic view of Stratford and the rest of London beyond. The landscape is littered with cranes and unfinished tower blocks like the one we're standing in. Among them there's a sprinkling of former Olympic venues that provided the catalyst for this re-imagined Stratford to occur. Or did they? A huge slice of the changes in the Olympic Park comes from International Quarter London . IQL is run by property development company Lendlease , and totals up to 4 million sq ft of offices. Lendlease also built the luxury apartment complex Glasshouse Gardens in the Olympic Park and, originally built the Athletes' Village for the games. The team here knows intimately the rapid changes the area has undergone. Kevin Chapman, head of offices at IQL, tells us, "what we've had to do is bring the commercial office element into the Olympic Park as part...

55 years in the making, Palma de la Reina takes flight

Image
Back in the 1960s, developer Richard Cavanaugh used to fly his airplane from Los Angeles over San Diego scouting potential properties . Flying over Rancho Santa Fe , he spotted the ideal open space , a farming area for sale along the San Dieguito River Valley . “I was looking for something for a golf course, as golf course developments were big at that time,” said Cavanaugh, who would soon get his company, Newport Pacific, in touch with a broker about the land he spied. “We put a deal together and proceeded with the design of it. The whole development was always called Whispering Palms …It only took 55 years to get everything I envisioned to happen.” The final piece of that Whispering Palms master plan drafted back in 1962 is finally in place with Palma de la Reina , a mixed-use retail, commercial and residential project on Cancha de Golf at the entrance to the Whispering Palms community of about 600 single-family homes and condominiums, and the Morgan Run Club & Resort. Fall Start Seen For Route 120 Apartments

Lebanon— The apartment complex to be built behind the Element hotel on Route 120 in Lebanon moved has moved a step closer to reality as the developer has filed his plans and sought permission from the city to begin construction. Manchester developer Dick Anagnost filed a permit application with the Lebanon’s city planning department to begin construction on a $4 million, three- story apartment building . He hopes to be able to break ground on the project this fall and have it ready for occupancy next summer, according to Anagnost. The apartment building is the first in a planned 153- unit residential complex in Altaria Lebanon Park , a mixed commercial and residential development spanning 65 acres of which the 4-year-old Element hotel was the first phase. Anagnost expects the entire five- building apartment project to be completed by 2019 at a cost “all-in, probably $20 million to $30 million,” he said in an interview. And even though construction on the project has not yet beg...

The last frontier of homeownership?

Image
There comes a time for most San Diego couples when they get sick of renting and, for the Whites, it came around the 40th birthday mark . Shawna White, 40, spent countless hours researching a place she and her husband Nathan, 39, could afford that wouldn’t break the bank. In addition to getting away from the region’s explosive rent hikes , they saw a home as an investment. Eventually, the Navy couple landed in Otay Ranch on the eastern fringes of the county near the border with Mexico. They bought a new 1,504-square-foot townhouse for $378,000, around $200,000 less than what something similar would have cost them closer to downtown. “We were able to buy something new instead of an older home with issues,” she said. “This was a good buy.” More and more new homeowners are being drawn to Otay Ranch, the largest residential development in San Diego County history at 25,000 acres. After being hit hard in the housing crisis , it has reemerged as a viable option for homeownership in a cou...
