Denver renters may not like how the renting market did in the second quarter

Denver renters already know this, but they’ll still probably groan: Rent in the Denver metro area is up again. Average monthly rent  for the second quarter rose $36.98 to $1,419.74, hitting another rental high. Median rent rose $31.21 to $1,376.79, according to the Denver Metro Apartment Vacancy and Rent report from the University of Denver’s Daniels College of Business and Colorado Economic and Management Associates. But the big takeaway from this report, said its author, Ron Throupe, is that 4,348 apartments were filled in the quarter, outpacing the 2,152 new units added. Since January, 9,012 net units have been filled, making it a strong year so far. In comparison, 11,056 net units were absorbed in all of 2016. In layman’s terms: Demand is high — which, again, may make Denver renters groan . But on the bright side, Harvard Extension School real estate instructor Teo Nicolais said, high demand means you’re living in a desirable place. “Denver has been discovered, but we should (...

While Hokies are away, construction is in full swing | News

Image
Maybe you used your summer vacation to relax with a nonalcoholic drink in your hand on a warm sunny beach . But back in Blacksburg, construction workers did not have that luxury. While you were sipping pina coladas and getting caught in the rain, they were working on major renovations across campus, from the Upper Quad to Sandy Hall. Demolition started in June on Thomas and Monteith halls, two aging Corps of Cadets residence halls on the Upper Quad. Several years ago, they complemented Brodie and Rasche halls to house the Corps. Brodie and Rasche were razed June 2015 and November 2013, respectively. Since then, the aging brick buildings have been replaced by two new, Hokie Stone- clad residence halls . Pearson Hall opened in November 2015 after significant construction delays , contributing to a housing crunch on campus. Its sibling building, known only as New Cadet Hall, will house cadets for the first time this fall. This summer, construction crews worked on finishing a set of n...

The Bronx Develops: Luxury Student Housing Rises in Bronx’s Little Italy

By JAKE SHORE of WFUV The Norwood News, in partnership with WFUV and BronxNet TV, brings you a four-part series on development projects happening across the Bronx and its impact on community residents. Luxury Student Housing Rises in Bronx’s Little Italy" width="696" height="522" />CONSTRUCTION SITE FOR future luxury unit marketed for students on Hoffman Street in Belmont, a few blocks from Fordham University . Photo by Jacob Shore For Fordham University students, living off campus is a respite from on- campus housing prices and its rules. It’s worked for Brendan Batcheller, a senior at Fordham’s Gabelli School of Business. The public accounting major said living off campus is markedly cheaper than living within Fordham’s gates. “The cost of a year’s rent for us is less than nine months’ worth of living in a dorm,” Batcheller said in an email. “There is definitely a greater sense of independence living off campus–having to deal with a landlord, p...

'City' living in the 'burbs? Try an aging office park

By Katherine Shaver The Washington Post From the rooftop terrace of their new townhouse, Keisuke and Idalia Yabe take in their suburban Maryland neighborhood : a staid, 1970s- era office park of glass office buildings and concrete parking garages . The Yabes say they have found the advantages of urban living in a shorter commute and the ability to walk to shopping centers and a park. They also have what feels like the best of suburbia -- mature trees, plentiful parking , Bethesda's sought-after schools and a more affordable mortgage. From the Washington and New York suburbs to North Carolina's Research Triangle Park , traditional corporate campuses that have struggled since the Great Recession are trying to transform from sterile worksites into vibrant mini-towns. In addition to housing, they're adding restaurants, grocery stores, playgrounds and outdoor concert spaces -- anything to draw people in and make them want to stay. Although it might sound strange at first, th...

Should You Get A Puppy in an Apartment?

Image
Should you get a puppy in an apartment? Yes, if you’re up for the challenge and can be a little flexible! I live on a 2nd floor apartment , and I have a 9-week-old weimaraner puppy. This might mean I’m a little crazy. But it’s really not that bad. It’s actually a lot easier than I thought it would be. We’ve had adult foster dogs that were WAY more challenging than this. So, it mostly depends on the individual puppy and your own flexibility. Some people in apartments definitely should not get a puppy, but you could say the same about people who live in homes with fenced yards. It just depends. Should you get a puppy in an apartment? It depends on the individual puppy owner and the individual puppy (breed, predicted energy & size). Here are some of the common concerns about raising a puppy in an apartment: 1. Potty training is more challenging. 2. Kennel training (CRYING!) can disturb neighbors. 3. Risk of disease from other dogs in the complex when using “community” potty are...

Where We Live: Colonial Village

When Amy Franklin, 30, bought her one-bedroom condominium in Arlington County’s Colonial Village seven years ago, she found the neighborhood’s pretty 1930s buildings and graceful expanses of lawn pleasingly familiar . “I was 23, just out of college, and it felt like a college campus,” she says. Other Colonial Village residents say the community, with more than 50 acres of red- brick buildings linked by paths that wind among plentiful trees and landscaped lawns, is “parklike,” “serene” and an “oasis” in Arlington’s busy and increasingly high-rise Rosslyn-Ballston corridor. “The location can’t be beat: It’s closer to downtown than parts of Northwest [Washington], and you can walk to two Metros,” says Bob Somers, 54, a government attorney who has lived there since 1992. “But what makes it so nice is the parklike setting. They would never build like that now.” As it turns out, people have always clamored to live in Colonial Village. The community was built as a rental complex by deve...

On ships far from the McCain crash, a renewed safety focus

GRANDVILLE, Mich. (WOOD) — More than 200 feet in the air, a crane swings what workers refer to as “the flying bus” into place. It’s actually a concrete form that weighs 12,000 pounds, about the size of a city bus, that’s helping build the latest apartment complex in Grandville. The 1 million-square-foot Grand Castle project, located on 28th Street just east of I-196, is something you’d expect to see rising in downtown Grand Rapids . The design of the 15-story, 400-unit complex was inspired by castles. “We’ve owned this ground for the last 10 years and we’re going to do something with it. So it was a question of doing three-story buildings or doing something unique,” Grand Castle owner Roger Lucas said. “You could build this as a box and it might be cheaper. But this captures the imagination of people. That’s what we’re trying to do.” Lucas’ family vacations to Europe influenced the complex’s layout. “In life, you only get to do so many things. Since we build apartments and we’re rea...

Construction to begin soon on $75-million Flatwater Crossing dev

SOUTH SIOUX CITY , NE (KTIV) - One thing that ties all three Siouxland states together is the Missouri River, which can be seen as you drive along Interstate 29. Soon, there will be housing units able to enjoy the view from Flatwater Crossing , in South Sioux City . "We're about 95% complete with all of our road and streets, water, sewer and utility systems are coming to Flatwater," said Dennis Johnson, chief investment officer for Ho-Chunk, Incorporated. The $75- million dollar , ten- year development project will bring 600 apartment units , and 400 single family homes , to the two-thirds of a mile stretch along the Missouri River. "First of all, you can connect from the South Sioux City trail system right into Flatwater Crossing ." There will also be a large green space...

Did Stratford Need The Olympics?

Image
Lee Valley VeloPark Standing on the tenth floor of TfL's soon-to-be offices in the heart of the Olympic Park, there's a panoramic view of Stratford and the rest of London beyond. The landscape is littered with cranes and unfinished tower blocks like the one we're standing in. Among them there's a sprinkling of former Olympic venues that provided the catalyst for this re-imagined Stratford to occur. Or did they? A huge slice of the changes in the Olympic Park comes from International Quarter London . IQL is run by property development company Lendlease , and totals up to 4 million sq ft of offices. Lendlease also built the luxury apartment complex Glasshouse Gardens in the Olympic Park and, originally built the Athletes' Village for the games. The team here knows intimately the rapid changes the area has undergone. Kevin Chapman, head of offices at IQL, tells us, "what we've had to do is bring the commercial office element into the Olympic Park as part...
