Hot Corner: McCann Starts New Apartments in Pearland Construction Zone

PEARLAND, Texas — McCann Realty Partners, LLC has started construction on the 350-unit Radius at Shadow Creek Ranch Apartments in the Pearland submarket of Houston. Within a half-mile of the site, two hospitals  – HCA Pearland Medical Center and Memorial Hermann – are under construction along with a medical professional building by AMD Asset Holdings . Located west of Highway 288, the  McCann apartments will be built at the southwest corner of Business Center Drive and Discovery Bay Drive , in the Shadow Creek Ranch development . Shadow Creek Ranch is a 3,500- acre master planned community with more than 5,000 existing homes, town center shopping and dining, 700 acres of open space, 300 acres of lakes and 22 miles of hike and bike paths, six new schools and offices, hospitals and community facilities . I just finished my all-new DAVOS portfolio that includes the following best-in-class REITs: Digital Realty (DLR), American Tower (AMT), Ventas, Inc. (VTR), Realty Income (O), and Simon Property Group (SPG). As a reminder, the DAVOS REITs were picked because of their high-quality attributes and most importantly for their dividend repeatability. While these REITs do not represent all of my favorite picks, they embody a diversified basket that serve as a proxy for robust dividend growth in the REIT sector. I’ll be honest, the last pick was the hardest. It was easy for me to select DLR, VTR, O, and SPG – because these four REITs have scale, experience, and muscle – all essential elements of durability. Greystar Begins Construction on Fort Lauderdale Luxury Apartments

Fort Lauderdale , Fla.—Greystar has begun construction on Elan 16Forty, a new 261-unit, mid- rise apartment community in Fort Lauderdale ’s growing downtown district , which will also offer 2,300 square feet of retail space. “Elan 16Forty will be minutes from the beach, Galleria shopping, Hollywood Park, the Las Olas district and downtown,” Gary Wallace, Greystar’s managing director of development, tells MHN . “It is the latest community we have developed under the Elan brand.  Elan communities embody Greystar ’s philosophy of developing stylish, high- quality apartment homes in distinctive locations.” Elan 16Forty will offer a variety of one-, two- and three- bedroom floor plans ranging in size from 686 to 1,599 square feet of living space. Developer proposes apartment project in Mechanicsville | Hanover County

Before Larry Shaia finished developing Charleston Ridge Apartments last year, there hadn’t been an apartment community built in Hanover County in nearly 20 years. Shaia hopes Hanover won ’t have to wait that long for its next batch of apartments. Shaia has proposed to build a five-building, 207- unit apartment community in Mechanicsville behind the Goodwill and Food Lion off Mechanicsville Turnpike. Shaia has requested that 20 acres in the area be rezoned to allow the project to move forward. The project has been dubbed Cambridge Square Apartments and will sit on a roughly 22-acre site that has wetlands that will be used for green space, Shaia said. Charleston Ridge wrapped up construction in 2016. Shaia is a developer with Charter Realty and Development Co., which developed Charter Creek Apartments in 1997. Charlotte affordable housing forum raises possible solutions

There’s a big demand for more affordable housing in Charlotte, where rents and home prices have shot up much faster than wages over the past few years. Many of the apartments being built now target more affluent renters, waitlists for housing vouchers are long and starter homes are snapped up almost immediately. So why aren’t developers building more affordable housing ? That was one of the main questions at a candidate education panel hosted by the Greater Charlotte Apartment Association on Friday, where about two dozen candidates for Charlotte City Council turned out to learn some of the basics on a complicated subject. “ Affordable housing is one of the topics you’ll talk about a lot,” Bryan Holladay, who supervises the group’s government affairs outreach , told the candidates. First “smart home” apartments in Arizona coming to Gilbert

Developers of an upcoming Gilbert multifamily project say it will be the first apartment community to offer remote, mobile- device enabled technology to residents, making the apartments “smart homes.” Cisterra LLC is developing Vistara at SanTan Village, which will offer remote control locks , temperature and lighting to its residents who will be able to control these home features with a smart phone. The community, which is expected to be finished this May, is a 366- unit apartment community . Every unit will be equipped with a basic smart home technology package . With the basic package, residents will be able to control their thermostat, light switches and locks with a smart phone or tablet. Washington REIT Breaks Ground in VA

Washington Real Estate Investment Trust is developing The Trove, a 401- unit apartment community in the Columbia Pike corridor of Arlington, Va. Two years ago, Washington REIT acquired The Wellington, three buildings constructed in 1961 on a 14-acre site, with a total of 711 apartments. After the sale, Washington REIT began an extensive renovation program , which is still underway. “We call it The Trove because it will be a treasure trove of desirable features that will set it apart from other new apartments in the Columbia Pike neighborhood ,” Nicole Morrill, Washington REIT ’s senior director of development, told MHN . “ In addition to offering abundant and unique amenities , the Trove will also appeal to renters because it will provide a location that is both convenient and accessible yet also a bit quieter than that of competing apartments given its perch overlooking the Army Navy Country Club .” When completed in 2019, the property will include three new seven-story buildings...

More homes and yet more homes are going in, with new communities popping up . San Pablo The Silverfield Group of Jacksonville has purchased 21.85 acres at the north end of Pablo Point Drive , nestled in between Pablo Point to the south and Queen’s Harbour to the north. With mostly marsh to the east, it’s about the last bit of buildable land in the immediate area. There, they’re going to put Waterside at San Pablo , a single- family community zoned for up to 42 lots, a minimum of 90-100 feet wide. Home prices are expected to be in the $400s to $600s. Leed Silverfield said the project is still in design and engineering, but they hope to break ground early next year. Builders haven’t been chosen. He said it hasn’t been determined if it will be gated. Silverfield paid $1,175,000 for the property, buying it from the Hodges family.
