Some 2, 700 apartment units are in various stages of construction among those cities. Some are recently completed and some are being built in phases.  That is a stark contrast to the near zero multi- family construction in 2010 in metro Boise. Multi- family housing has evolved in the 21 st century, largely moving away from large buildings with hundreds of units. In January 2015, a massive fire in Edgewater, N.J., demonstrated that buildings with sprinkler systems are not always protected against fire. The blaze destroyed 240 residential apartments and displaced 500 people from the Edgewater Avalon apartment building . The fire began when a maintenance worker’s plumbing torch accidentally ignited wooden wall studs , and flames quickly spread throughout the structure. Fifteen minutes passed before workers called the fire department . In that time, the fire spread throughout combustible void spaces (between walls and floors) and soon engulfed the building. Emergency personnel from 35 different cities and towns ultimately responded to the incident. Thankfully, there were no fatalities. It is known that Sutton ran a clipper ship line to the California coast in the 1850's that served Gold Rush hopefuls , and that he lived on West 29th Street between Eighth and Ninth Avenues (a block that was also called Lamartine Place and was set apart from the rest of the city's street grid because of separate numbering). In 1875 a consortium of developers that included James Stokes , William Dodge and D. Willis James began to acquire property on Avenue A in the East 50's, on what is now called Sutton Place . Deed patterns suggest that they were working with a builder, Andrew Kerwin, who in 1879 put up the original Sutton Place enclave , 24 single-family brownstones on the block bounded by 58th and 59th Streets and Avenue A and the East River. WOODLAND PARK - Within the next year, Woodland Park will have more than 200 additional apartments within its city limits, paving the way for small boost in population. Developers are getting ready to break ground on two multi- family rental complexes in the town of more than 7,000 people that lies in the mountains west of Colorado Springs. A 168-unit project has been in the works for almost two years and will be built on East Sheridan Avenue just east of U.S. 24 on the western end of town. Another complex with 42 rental units will be built on Colorado Highway 67 less than two miles north of U.S. 24. Brian Fleer, the executive director of Woodland Park's Office for Economic and Downtown Development, said the sudden emergence of the apartment projects is a reflection of what's become a statewide and national trend. Cathy Czerniak, community development director for Lake Forest, has proposed calling 2017 "the year of the crane." "One morning when I looked at the skyline, I saw four different cranes piercing the skyline from the central business district ," Czerniak said. The Orchard Park apartment complex will be demolished this summer, to be replaced by new apartments for students with families by fall 2020. UC Davis will issue a request for proposals seeking bids for a new family living apartment complex in May. Key criteria in the RFP will be affordability, quality of life and facility design. The decision follows a consultation and planning process that included graduate student representatives . “We’re grateful to all who participated in the consultation and planning process and we’re looking forward to a development that expands housing opportunities for graduate and undergraduate students with families,” said Grant Rockwell , assistant vice chancellor for capital planning and real estate. The mood was tense, the hour was late and the conflict had a familiar ring to it. Ansca Homes is seeking permission to build 206 apartments on Hypoluxo Road, and the neighbors were not happy. “There are two sets of property rights here, the existing communities and the people who want to build,” Palm Beach County Commissioner Shelly Vana said. “I hope the answer is something everybody can live with.” Vana reminded the homeowners that workforce housing , which accounts for 142 of the 206 apartments, is a mandatory program heavily supported by the Palm Beach County Commission . It was declared to be at a crisis level in 2005. Vana added that it would behoove the developer to make any concessions it could, even though some had already been made.
