The year of the crane: Lake Forest home to a number of construction projects

Cathy Czerniak, community development director for Lake Forest, has proposed calling 2017 "the year of the crane." "One morning when I looked at the skyline, I saw four different cranes piercing the skyline from the central business district ," Czerniak said. The Lake Forester recently spoke with Czerniak about the state of various ongoing construction projects in town. Lake Forest Hospital The hospital is still on target to open its outpatient clinics this fall with the rest of the almost $400 million hospital to open in the first quarter of 2018. Final work on the interior of the buildings is being completed, a temporary parking lot is being removed and the height of a berm on the south side of the property is being increased. Kelmscott Park (formerly Laurel and Western) Three apartment buildings with a total of 111 units are expected to open in January, February and March 2018. Housing starts fall in July

WASHINGTON — The Commerce Department said Wednesday that housing starts fell 4 .8 percent in July to a seasonally adjusted annual rate of 1.16 million. Groundbreakings for multi- family buildings such as apartments slumped 17.1 percent, while single- family house construction slipped 0 .5 percent. Home construction has increased 2.4 percent year-to-date, but the gains have done little to offset the dwindling number of homes listed for sale. The shortage of properties for sale has pushed prices up at a faster pace than income growth, making home ownership less affordable for many would-be buyers. Housing starts dropped in the Northeast, Midwest and West but rose modestly in the South. Building permits, an indicator of future construction, decreased 4.1 percent to 1.22 million. More homes and yet more homes are going in, with new communities popping up . San Pablo The Silverfield Group of Jacksonville has purchased 21.85 acres at the north end of Pablo Point Drive , nestled in between Pablo Point to the south and Queen’s Harbour to the north. With mostly marsh to the east, it’s about the last bit of buildable land in the immediate area. There, they’re going to put Waterside at San Pablo , a single- family community zoned for up to 42 lots, a minimum of 90-100 feet wide. Home prices are expected to be in the $400s to $600s. Leed Silverfield said the project is still in design and engineering, but they hope to break ground early next year. Builders haven’t been chosen. He said it hasn’t been determined if it will be gated. Silverfield paid $1,175,000 for the property, buying it from the Hodges family. House-flipping hit its highest levels last year since before the recession as investors seek to capitalize on rising home prices and a seller’s market with tight inventory. But the process is nothing like what you see on TV, where it looks like a home can be bought, gutted, renovated and resold in less than an hour – not including commercial breaks . The truth is often much messier, real estate professionals in Charlotte said. “It’s a lot easier to lose money in this business than it is to make it,” said Jeff Johnson, owner of NewPath Properties , which specializes in buying and rehabbing distressed properties . Still, that’s not deterring people from giving it a try in Charlotte. First-quarter figures from Attom Data Solutions show flips – defined as the same property selling twice in a 12-month period same year – made up more than 6 percent of sales in the Charlotte region, or 540 sales. Maybe you used your summer vacation to relax with a nonalcoholic drink in your hand on a warm sunny beach . But back in Blacksburg, construction workers did not have that luxury. While you were sipping pina coladas and getting caught in the rain, they were working on major renovations across campus, from the Upper Quad to Sandy Hall. Demolition started in June on Thomas and Monteith halls, two aging Corps of Cadets residence halls on the Upper Quad. Several years ago, they complemented Brodie and Rasche halls to house the Corps. Brodie and Rasche were razed June 2015 and November 2013, respectively. Since then, the aging brick buildings have been replaced by two new, Hokie Stone- clad residence halls . Pearson Hall opened in November 2015 after significant construction delays , contributing to a housing crunch on campus. A ‘Loud’ Family Builds a Bright Home

Marie Veis has what she calls a “no risk, no fun attitude.” It was this spirit that compelled her and her partner, Roland Hofer, to leave behind their recently renovated apartment and buy a nearby rundown wine tavern that had fallen into bankruptcy. They had been living not far from the tavern in the upscale Austrian spa town of Baden bei Wien , about 20 miles southwest of Vienna. The property consisted of a ramshackle two-story, 19th- century house facing the street and a concrete-and-wood pavilion in the courtyard. The tavern owner lived in the house, and drinkers gathered in the rustic pavilion. By 2011, the compound was in receivership, and the couple figured the $410,700 asking price was a bargain. Ms. Veis, now 40, and Mr. Hofer, now 39, decided to tear down the pavilion and build a new three-story villa on the property, with a funky, wide- open floor plan and freewheeling finishes.
