Developer seeks zoning change for Westbury apartment hotel project

The developer of a proposed 195-unit apartment-hotel complex at the former Roosevelt Raceway in Westbury is seeking Town of Hempstead approval to change the zoning from industrial to cluster residential housing . The potential zoning change would make way for the estimated $25 million development -- The Portofino -- near Zeckendorf Boulevard and Corporate Drive. The development, spearheaded by the Beechwood Organization , a residential developer based in Jericho, would be designed to attract young people . Most Popular "It employs a lot of principles of smart growth," Beechwood principal Michael Dubb said about the proposed development near Roosevelt Field mall . "It is a walkable community. You can walk to the supermarket, the restaurants and the movies." The town board plans to hold hearings on the proposal Tuesday at 10:30 a.m. in the pavilion adjacent to Hempstead Town Hall . The proposed six- floor apartment hotel would sit on 5 1/2 acres and compris...

Edward Lotterman: Airbnb shows how new technologies bring new issues

Image
Capitalism is “a process of creative destruction” according to Austro- American economist Joseph Schumpeter . That is working out right now as new communications technologies are revolutionizing sectors like short-term housing and short- distance human transportation . I use these wordings rather than “hotel” and “taxi” because companies like Airbnb and Uber are changing the very meaning of these historic terms. Much of this is to the good, enabling society to get more satisfaction of human needs and wants from a given set of resources. But Schumpeter’s insight that economic creation inevitably is linked with destruction still applies. Innovations also destroy outdated businesses and products.  Airbnb is the one in the news right now as the St. Paul City Council considers new rules to limit the fraction of rental housing units that can be converted to short- term Airbnb units . That is an issue in many other cities. Airbnb and its small competitors also raise the same issue as Uber...

Goodbye Woden Tradies as Geocon buys site for $16m in town centre expansion

Image
Canberra developer Geocon plans to redevelop the Woden Tradies Club site into one of its trademark high- rise apartment precincts after buying the property for $16 million. The Tradies Group accepted an unsolicited offer for the site, which is bounded by Launceston Street , Melrose Drive and Furzer Street in Phillip and occupied by the club, Quality Hotel and an adjacent car park . Chief executive Rob Docker said the decision to offload the property and close the club and hotel was made with a heavy heart but the Woden club had found it very difficult to make ends meet and would now close in January. “The club has found it very difficult, given its size, to compete with the Hellenic Club and Southern Cross Club in that location,” he said. The Woden Tradies has been part of the area’s entertainment and hospitality scene for nearly 50 years since it opened in 1969. But its membership of a little more than 10,000 is dwarfed by that of the other clubs. They will be absorbed by the si...

NYC is screwing citizens by housing the homeless

Let’s face it: Nobody really knows what to do about the homeless crisis. The sheer numbers of 60,000 people in city shelters and nearly 4,000 more on the streets — many in the latter group psychotic, drug-addicted and violent — overwhelm the best-intended plans to help them. That said, there are better and worse ways to cope with the nightmare. It’s bad enough that the city now spends $2.3 billion a year on homeless services including $1.4 billion on shelter housing , twice what it spent just three years ago. But making things worse : City Hall is now paying landlords more money to put up the homeless than the property owners could make by renting apartments and hotel rooms to non-homeless people at ordinary market rates . Shouldn’t developers be incentivized to create actual affordable housing for permanent residents — not more shelters for transients with no links to a community? The hapless Department of Homeless Services has gone off the deep end at a site in The Bronx, whether ou...

Cheap Accommodation: Beyond the Hotel/Hostel Dynamic

Image
I don’t really like staying in hotels. I generally avoid them because of how much they cost. I just don’t see the point of paying $100+ per night for a room I will barely be in most of the day. It seems like a waste of money — no matter how nice a hotel can be. So I stick to the other end of the spectrum: I stay in hostels, with their dorm beds and cheap prices. I love hostels, even if my roommates tend to shit in the room. But what about other types of places to stay? What are some forms of accommodation that don’t rely on you sharing a room with eight snoring strangers? What can you do if you don’t want that but also don’t want to pay the money for a hotel room? Continuing what seems to be my “think outside the box” theme of the last few months, here’s a list of all the different types of accommodation that are easy on your wallet you can choose from: Staying with Locals I’ve talked about this many times before, but since this method is always good to know, it goes on this list too. ...

Despite Oil Bust, Midland is Still Bustling

Image
How plunging oil prices are reversing fortunes across Texas. Read all the stories in this series. MIDLAND — Thousands have been laid off. Tax collections are plummeting. Many are on the brink of homelessness.   Rows of drilling rigs and white company trucks sit idle — there’s no telling for how long. And, yet, amid the worst oil bust in decades, the energy capital of West Texas hasn ’t slowed down much. Several oil companies have recently built  office complexes in the area, and drilling continues , albeit at a more sluggish pace. The city plans to build a new convention center, and construction of a municipal courthouse is underway. Several more hotels, apartment complexes and eateries are expected to open   this year, and a second H-E-B grocery store just came online . "For hire" signs are ample, road crews prolific . And people still complain about the traffic. “People from the outside come in expecting to see boarded-up windows, 'for sale' signs everywhere,...

7 of Asia's most spectacular resort residences | Property Market

Image
By Diana Hubbell Travellers have long looked towards Asia – with its shimmering azure waters and near-limitless selection of palm-fringed white-sand beaches – in their search for paradise. Intrepid hippies put the area on the map as a tourist destination in the 1960s. The intervening years, meanwhile, have seen rustic bamboo beach shacks edged out by a growing phalanx of upscale hotels and resorts. Indeed, these days it is just as likely to be high- powered investors making for the region’s resort destinations as singlet-wearing backpackers and other holidaymakers.   Countries such as Thailand, Vietnam, Indonesia, Cambodia and the Philippines, can ably cater to the most demanding of buyers, with sumptuous properties ranging from secluded island hideaways to palatial residences with easy access to first-class restaurants and highly developed transport infrastructure .
