In January 2015, a massive fire in Edgewater, N.J., demonstrated that buildings with sprinkler systems are not always protected against fire. The blaze destroyed 240 residential apartments and displaced 500 people from the Edgewater Avalon apartment building . The fire began when a maintenance worker’s plumbing torch accidentally ignited wooden wall studs , and flames quickly spread throughout the structure. Fifteen minutes passed before workers called the fire department . In that time, the fire spread throughout combustible void spaces (between walls and floors) and soon engulfed the building. Emergency personnel from 35 different cities and towns ultimately responded to the incident. Thankfully, there were no fatalities. Work on a new 80- unit apartment complex in Glasco, given final approval last month by the town planning board , could begin this spring, said Kingston- based developer Paul Page . “It may take a couple of years to complete, but we will be building straight through, not in phases,” he said. As the first buildings are completed, the apartments will be rented, Page said. The Glasco project will be similar to Page’s Orchard Hills Apartments in Kingston. The plan calls for eight two-story buildings, each containing eight to twelve apartments. Parking for 141 cars would be provided on-site. The planning board voted unanimously to approve the project at its December 19 meeting. Ansca Homes is seeking permission to build 206 apartments on Hypoluxo Road, and the neighbors were not happy. “There are two sets of property rights here, the existing communities and the people who want to build,” Palm Beach County Commissioner Shelly Vana said. “I hope the answer is something everybody can live with.” Vana reminded the homeowners that workforce housing , which accounts for 142 of the 206 apartments, is a mandatory program heavily supported by the Palm Beach County Commission . The sale of apartment complexes continues throughout the Charleston region. Most recently, Atlanta-based Radco Cos. paid $22.9 million for the 198-unit former Woodbridge Apartment Homes in West Ashley. The complex at 2040 Ashley River Road is now called Radius at West Ashley . The sale price included $14.1 million in mortgage debt, according to Charleston County property records . The purchase marks the company's sixth acquisition this year and its second multifamily asset in the Charleston region. It also owns Greenwood at Ashley River at 6520 Dorchester Road. The previous owner of Radius at West Ashley was New Jersey-based  Raia Properties , which paid $14.5 million for the complex in 2006. Radco Residential will manage Radius. Radco plans to spend $3 million, or about $15,000 per unit, to upgrade the community. It was built in separate phases in 1972 and 2003 in 11 buildings on 16 acres.
