Charlotte affordable housing forum raises possible solutions

There’s a big demand for more affordable housing in Charlotte, where rents and home prices have shot up much faster than wages over the past few years. Many of the apartments being built now target more affluent renters, waitlists for housing vouchers are long and starter homes are snapped up almost immediately. So why aren’t developers building more affordable housing ? That was one of the main questions at a candidate education panel hosted by the Greater Charlotte Apartment Association on Friday, where about two dozen candidates for Charlotte City Council turned out to learn some of the basics on a complicated subject. “ Affordable housing is one of the topics you’ll talk about a lot,” Bryan Holladay, who supervises the group’s government affairs outreach , told the candidates. The subject is an alphabet soup of acronyms (like NOAH, or “ Naturally Occurring Affordable Housing ”) and overlapping terms and definitions. Sometimes when people say “ affordable housing ” they mean go...

South Africa: Cape Town Skyscraper to Include 'Affordable' Apartments - at R800 000 Each

Cape Town property developers FWJK have promised that their planned city centre skyscraper will include affordable housing - but the price of the "affordable" apartments will be "less than R800 000". If it is given the go-ahead, the Zero-2-One skyscraper planned for the corner of Strand and Adderley Streets will be the tallest building in Cape Town and will contain more than 620 apartments, GroundUp reports. FWJK says affordable housing has been included in the plans, through the provision of 104 apartments which will sell for "less than R800 000", according to regional director Craig Armstrong . Armstrong told GroundUp the apartments would be sold on a "first come first served basis to qualifying buyers". Asked to say who would be "qualifying buyers", Armstrong said the target market was the " Sectional Title sale development market " and that the company believed "market forces will prevail through the provision o...

Construction on 80-unit apartment complex in Saugerties could begin in spring

Image
Work on a new 80- unit apartment complex in Glasco, given final approval last month by the town planning board , could begin this spring, said Kingston- based developer Paul Page . “It may take a couple of years to complete, but we will be building straight through, not in phases,” he said. As the first buildings are completed, the apartments will be rented, Page said. The Glasco project will be similar to Page’s Orchard Hills Apartments in Kingston. The plan calls for eight two-story buildings, each containing eight to twelve apartments. Parking for 141 cars would be provided on-site. The planning board voted unanimously to approve the project at its December 19 meeting. Advertisement Given the history of the site — which includes a rent-subsidized project that was eventually withdrawn as a result of public protests and failure to secure state funding — Page emphasized that these apartments would not be subsidized. Rents would be at current market rates . On...

Outside investors target tertiary markets for better yields

Local investors beware: Central Pennsylvania is on the map for outside groups looking for higher returns. Last month, The Solomon Organization , a New Jersey-based operator of multifamily properties, closed on a $25.7 million purchase of the newly built Ivy Ridge Apartments in Swatara Township . That price — $117,913 per unit — is the highest in the Harrisburg market this year. It also marked the company's first foray into the Harrisburg area after landing in Lancaster County six years ago. It owns six communities in Lancaster County and more than 1,200 units. "Two years ago, you said 'Harrisburg' and people would just hang up the phone," said Zachary Pierce, director of the National Multi Housing Group in Philadelphia for Marcus & Millichap Real Estate Investment Services . Outside investors were interested only in primary markets such as New York City and Washington, D.C., and maybe Philadelphia, he said. But as prices have shot up in those prime areas, th...
