HOUSTON – Houston’s multifamily industry will have a lackluster 2017 with upscale Class A properties as the weakest sector. That’s the word from the Houston Apartment Association ’s State of the Industry breakfast last week. The worst multifamily problem spots are Class A properties in Montrose, Downtown, the Galleria area and the Medical Center area , says Bruce McClenny of Apartment Data Services . Weak job growth , the energy downturn and heavy multifamily construction activity – some 58,000 apartment units were built over the last three years – created the weakness in Houston’s Class A market, McClenny says. “We still have too much supply,” McClenny says. Cities must do more to ensure that investments in energy efficiency reach the low- and moderate-income households that bear the heaviest burden from high energy costs via Shutterstock By Laurie Mazur As the saying goes, “The poor pay more.” This is certainly true when it comes to energy costs: Low-income households (both owners and renters) pay more for energy per square foot than their affluent counterparts. And as a percentage of income, low- and moderate- income families pay up to three times more than average on utility bills. Energy efficiency is part of the solution: It can reduce energy burdens by as much as 30 percent. But even the best- intentioned efficiency programs often fail to reach low- and moderate-income households. Those households may not be able to take advantage of incentives because they lack the upfront capital to invest in efficiency upgrades, for example. I just finished my all-new DAVOS portfolio that includes the following best-in-class REITs: Digital Realty (DLR), American Tower (AMT), Ventas, Inc. (VTR), Realty Income (O), and Simon Property Group (SPG). As a reminder, the DAVOS REITs were picked because of their high-quality attributes and most importantly for their dividend repeatability. While these REITs do not represent all of my favorite picks, they embody a diversified basket that serve as a proxy for robust dividend growth in the REIT sector.
