'We try to reach people where they're at:' Mobile lunch program brings free food to north side neighborhoods | Politics and Elections

On a sunny summer weekday , a 15- passenger van pulled into the Woodland Park apartment complex in north Madison. A bunch of kids stood on the curb, assembled in a pseudo line, waiting for the van, excited and jostling for a better position. “You guys got Cheetos?” a little boy yelled out. The kids know the drill: the van comes every day to bring them free lunch and they wait as the volunteers set up the day's offerings: first carrots, then yogurt, crackers, a fruit snack, sandwich and juice boxes. The service is from The River Food Pantry as part of its Madison Urban Nutritional Children ’s Hotspot (MUNCH) program. When school’s not in session, MUNCH delivers lunch to kids eight north side low -income neighborhoods who might otherwise go without. THE NEED: ‘THIS IS ALL WE HAVE’ The MUNCH program started last summer and delivered over 10,000 lunches in 2016. This year, they’ve added more neighborhoods to their route and have already delivered over 30,000, with an average of ab...

Can You Afford to Live in NYC?

Is NYC going through an affordable housing crisis ? To get a better understanding of the city’s rental market, RentHop compared median rents for a two-bedroom apartment in various parts of the city to the most recent median income data available at the neighborhood level. It turns out that just nine out of the 139 neighborhoods included in the study had median asking rents that could be afforded with 35 percent of the neighborhood’s median income. RentHop added an additional 5 percent to the recommended affordability of 30 percent to make room for the income growth that has taken place since the Census data was released. The map above shows the median asking rent of two-bedroom apartments in neighborhood tabulation areas (NTAs) across New York City and how that relates to the income of those neighborhoods. Darker shades of red indicate lower affordability , while the few green areas indicate that median asking rents are within reach for the neighborhood’s median household income . M...

February 18, 2016 (page 7 of 7) 8 developers with insight who are rethinking our urban neighborhoods   BY DEBRA SMIT G reat neighborhoods — with ample green space , commerce and good housing stock — empower their residents to grow and prosper. Developers are key when it comes to weaving together the physical threads of a community, particularly in urban neighborhoods frayed by years of blight and decay. These are among the developers who are working to revitalize some of the city’s most challenged neighborhoods, striving to be restorers of streets in which to dwell. All have one eye, certainly, on the bottom line. Still, they are well aware of expectations that they give measured consideration to quality of life in the neighborhoods in which they build.   Wi...

Crumbling sidewalks anger, endanger Atlantans

James Curtis was on the sidewalk about a block up, alongside northbound traffic , eyeballing a work crew off the side of the road up ahead. He pointed to a broken-up patch of sidewalk at his feet that had filled with sandy dirt. That could stop an electric wheelchair, said Curtis. lacks good sidewalks . Credit: Maggie Lee On just a few blocks to the north of the Shepherd Center where he volunteers in several departments, Curtis pointed out a half-dozen other obstacles that make it hard or dangerous to get by for folks who use mobility aids. There are cracks that could catch a wheelchair’s small front wheel , tip it over, throw out its user. There’s broken pavement and commercial...

Pinnacle Bank Plaza to open next week on south end of downtown Fort Worth

In the latest sign of a renaissance on the south end of downtown, a five-story building with a bank, street- level retail shops and 130 loft apartments is scheduled to open next week. The Pinnacle Bank Place is a five-story structure on Lancaster Avenue, between Jennings and Throckmorton streets. It is just west of the Fort Worth Water Gardens and north of Texas & Pacific Warehouse. Not all of the features in the blond-brick building will open at once. Many of the retail shops will open toward the end of the year, including a Novak Hair Studio , Stories Coffee Shop and Dentistry of Downtown Fort Worth , a city official said. But the bank itself is ready for customers. And lofts are about 70 percent leased, said Robert Sturns, economic development director with the city of Fort Worth. “The Pinnacle Bank Place is going to spur a lot of the activity we have been expecting in that area near the Water Gardens,” Sturns said. Joining forces In 2015, Pinnacle Bank and the city’s Loc...

As Apartment Construction Surges, will Multifamily Product in Pittsburgh Outpace Demand?

Image
Pittsburgh will continue to witness a surge in apartment construction this year, amid moderate payroll gains and rising home prices . Pittsburgh Multifamily Market – Supply and Demand – 2015 Outlook Research data from Marcus & Millichap shows that the metro’s employment—driven by the education, medicine, technology and energy sectors—will grow by 9,500 new positions in 2015, a slight increase from the 8,000 jobs added in 2014. However, this uptick will lag the national average for the fifth consecutive year. Meanwhile, developers are expected to bring 1, 900 apartments online this year, expanding inventory by 1.4 percent. This is slightly less than the amount of new additions recorded in 2014, when the rental construction cycle in Pittsburgh hit a peak with the completion of 2,200 units. Demand for multifamily projects will be sustained mostly by young professionals and empty nesters looking to rent newly built apartments in desirable neighborhoods, despite the fact that ren...

In the ’90s, We Had ‘Friends.’ Now They Call It Co-Living.

Image
More prosaically, co-living can simply mean roommates and common rooms, like a dorm. For some developers, it’s a form of adaptive reuse: many co-living sites, like WeLive at 110 Wall Street , are leased, in this case from the landlord of what once was an office building, drained of its tenants by Hurricane Sandy. Slide Show Adventures in Co-Living Credit Photographs by Andrew White for The New York Times There are still co-living evangelists, like Brad Hargreaves of Common, who has promised that “the genuine and organic relationships our members build with each other,” as he wrote in a post for Medium, would not be tainted by allowing journalists to sleep over at Common properties (though they were welcome to tour). With over $23 million in financing, Common now operates in five cities, including out of eight houses in New York City. Some co-living ventures have collapsed under the weight of their ideals, like the utopian Pure House , started by Ryan Fix, now 42, in his Williamsburg l...
