Why Data Center REIT CoreSite is Sector Royalty

Image
If you’re a regular reader of DCK Investor Edge , you know that investors who own data center REIT shares have seen better rewards year-to-date compared to more traditional commercial real estate asset classes like office, retail, apartments, net-lease, and healthcare. Data centers sit squarely at the intersection of real estate and technology, providing space, power, and access to networks and cloud service providers that attract coveted enterprise customers . When it comes to the various REIT sub-sectors, data centers sit squarely at the top, while the broader real estate sector is treading water, down 0.6 percent. Data centers as a sub-sector are chalking up another year of outperformance, following similar gains in 2016. Source: Seeking Alpha – Hoya Capital Real Estate Aug. 18, 2017 Many investors rely on mutual funds and ETFs which own a broad basket of all the REITs. However, this can lead to being overweight on large- cap mall REITs , sho...

Is Canadian Apartment Properties REIT a Buy After a Strong Q2?

Canadian Apartment Properties REIT  (TSX:CAR.UN) released its quarterly results earlier this month. I’ll look at how the company did, the strength of its financials, and if you should consider buying the stock. The company owns and operates residential rental properties , including apartments and townhomes, in many large urban centres in various locations across Canada. Although it’s predominantly in Canada, Canadian Apartment Properties has locations in Europe as well, specifically in Ireland and the Netherlands. The stock is a little different than many other REITs in that it focuses on apartments and residential spaces; other trusts rely more on commercial tenants. This stock would allow… Canadian Apartment Properties REIT (TSX:CAR.UN) released its quarterly results earlier this month. Why AvalonBay Is Not In My 'DAVOS' Portfolio - AvalonBay Communities, Inc. (NYSE:AVB)

Image
I just finished my all-new DAVOS portfolio that includes the following best-in-class REITs: Digital Realty (DLR), American Tower (AMT), Ventas, Inc. (VTR), Realty Income (O), and Simon Property Group (SPG). As a reminder, the DAVOS REITs were picked because of their high-quality attributes and most importantly for their dividend repeatability. While these REITs do not represent all of my favorite picks, they embody a diversified basket that serve as a proxy for robust dividend growth in the REIT sector. I’ll be honest, the last pick was the hardest. It was easy for me to select DLR, VTR, O, and SPG – because these four REITs have scale, experience, and muscle – all essential elements of durability. However, I was torn between the last pick, debating most of my Saturday as to whether I would go with American Tower or AvalonBay (AVB). I was really leaning to go with AvalonBay, but I decided at the last minute to include American Tower . It was a tough call, but after reading this ar...

Galaxy J7 Pro vs Moto G5 Plus Comparison: Which is Better?

Image
With the release of the Samsung Galaxy J7 Pro , the Indian smartphone market has two viable contenders in the budget segment — the Samsung Galaxy J7 Pro and the Moto G5 Plus. Priced at Rs. 20900 and Rs. 16999 respectively, these two devices have managed to grab the attention of quite a few people. So it seems only fair that we pit these two devices against each other and see which one has a better worth for your money. Please note that in this post, we have compared the 4GB variant of the Moto G5 Plus. Design The Galaxy J7 Pro sports a 5.5-inch display with an all- metal unibody design and stylishly cut corners . Up front you’ll find the fingerprint sensor cum home button. The primary camera is stylishly built on the rear with the LED flash accompanying it. Both these pieces of hardware are symmetrically set in a black oval background , thus giving the illusion of a dual camera setup in the Galaxy J7 Pro On the other hand, the Moto G5 Plus is slightly smaller at 5.2-inch, but th...

Simon says redemption: BR native has overcome adversity to make it to the New York Jets | Sports

FLORHAM PARK, N.J. — Deon Simon is motivated by his painful past. The darkest moments came while he dealt with a severe knee injury and academic issues as a senior at Baton Rouge's Glen Oaks High , leaving his future on and off the field uncertain. "It was a hard time," the New York Jets defensive tackle said after a recent practice. "I didn't know exactly what was going to happen at the next step, the next level. It's been tough, but I stuck with it. I put it upon myself that I won't be denied." Today, the 27-year-old Simon is a promising backup on Todd Bowles' defense and a Northwestern State graduate who has aspirations of becoming a U.S. Marshal when his playing days are over. "I definitely think about all that," Simon said. "Where I come from, how I stuck it out to get to this point, I think about it all the time." At 6-foot-4 and 332 pounds, Simon is a physically imposing presence . But his calm, soft- sp...

Number of SF building permits up, but not by much

Image
The good news: San Francisco will issue far more building permits than usual this year. But determining whether or not that amount of entitled construction is enough depends on your expectations. Real estate site Trulia ’s latest construction report took a creative approach to quantifying construction in 84 major cities and surrounding areas, comparing the projected level of new building by the end of 2017 to what it calls the “historical average.” That is to say, how many building permits the same cities issued on average since 1980. In the case of San Francisco (or more accurately, San Francisco and San Mateo County , which the report merges together for reasons having to do with the U.S. Census), the 35-plus year average comes out to 3,221 permits/year. This year’s projected total adds up to 4,571, amounting to almost 142 percent of the norm. That’s tenth in the nation, which has got to be considered a handy uptick at least. Andrew Zarivny On the other hand, it’s also a result un...

How the New, Weird Suburbs Inspired EMA’s Noise Folk

Image
EMA: “I like long synth songs with a story about fucked-up suburban life.” Alicia Gordon Noise- folk artist EMA ’s new record, Exile in the Outer Ring , began life in 2015 in a white dome in MoMA P.S.1’s snow-covered courtyard. For four hours on a Sunday in February, she sculpted soundscapes from atop a platform set up like the blandest of living rooms: TV, palm plant, messy coffee table , Ikea lamp. She never addressed the crowd; she was in a bubble inside the bubble of the dome, her audience an intermediate layer that formed a ring around the stage. “I like the idea of multiple realities layered on top of each other,” she says. “And that space from the performance — this generic American apartment , with beige carpeting and a shitty couch, slit blinds, a ceiling fan — that’s where I wrote the record from.” EMA, whose full name is Erika M. Anderson, worked on Exile in her similarly bland apartment outside Portland, Oregon, where she’s lived since 2010. “I feel like that apartment,...

NYS Exposed: DMV using facial recognition tech to crack down on fraud

August 24, 2017 11:43 PM ROCHESTER—21,000 people have been busted in New York State in the past few years trying to use stolen or bogus information to get a driver’s license. The Department of Motor Vehicles has been cracking down on the fraud by using updated facial recognition technology . Every time your photo is taken at the DMV, it is now run through the software. The photograph is compared not only to the last photo that was taken of you but to all the photos that have been taken at DMV offices across the state. The facial recognition technology uses 128 measurements to compare; different hair styles, glasses and other features that change over time do not prevent the technology from making matches. “About half of the people we identified were driving the roads while they were suspended or revoked under another name,” says Owen McShane, the Director for Investigations for NYS DMV. So, the technology has arguably made the roads safer, it’s also stopping fraud: ”A lot of the...

Robert Pattinson Is Surprised To Learn You Still Like Him

Image
Robert Pattinson, I’m sorry. Outside the Bowery Hotel in downtown Manhattan, where I interviewed Pattinson on Thursday morning, a cabal of paparazzi clutched their cameras in anticipation. For this I felt persuaded to apologize by way of introduction. It must feel suffocating to sit on the other side of such vultures.  Pattinson pled ignorance . “ I just came in and they weren’t there,” he said, playfully defiant. “I’m almost certain it’s not about me, though.” Who else would they be looking for?  “I go in and out, and I’m like, ’They’re not following! It’s clearly someone else,’” he said, almost proud at the realization that maybe there’s somebody more sought-after in the building. Doubtful. If anything, his comment proved that he’s all too familiar with the dance that occurs between shutterbug and famous subject. After all, this is the man who, according to a GQ profile published last week, rode around in the trunks of cars and parked rental vehicles throughout Los Angeles in case ...
