In SF politics, the action’s in District 6, a bellwether for rest of city

Image
Take a walk east from the gold-plated cupola of San Francisco City Hall and the landscape transforms into the Tenderloin, a patchwork of residential hotels, small delis and social service clinics that cater to the poor. It winds into the city’s main tourist corridor , and, farther along, a glossy cluster of condominium towers where upper- story penthouses cost millions . These symbols of extreme poverty and prosperity are wedged together in District Six, which serves both as a portal for visitors and a cauldron where San Francisco ’s most pressing political issues simmer . For 20 years, District Six voters have reliably concluded that the solutions to those issues come from the progressive viewpoint. And while it’s more than a year until the next election for supervisor, the contest is already shaping up as a test of whether that is still true. From the Tenderloin to the Mission Bay waterfront , District Six has seen a rush of development over the past two decades, and residents are ...

Stacy Hunt of Greystar moderated the Houston Apartment Association ’s State of the Industry breakfast last week. Hunt is a former president of HAA and the Texas Apartment Association . HOUSTON – Houston’s multifamily industry will have a lackluster 2017 with upscale Class A properties as the weakest sector. That’s the word from the Houston Apartment Association ’s State of the Industry breakfast last week. The worst multifamily problem spots are Class A properties in Montrose, Downtown, the Galleria area and the Medical Center area , says Bruce McClenny of Apartment Data Services . Weak job growth , the energy downturn and heavy multifamily construction activity – some 58,000 apartment units were built over the last three years – created the weakness in Houston’s Class A market, McClenny says. “We still have too much supply,” McClenny says. Allied Orion Group will complete four multifamily communities this year, said COO Ian Douglas , but he’s encouraged by the fact that oil prices ...

AMLI plans 279 apartments at Mueller neighborhood

AMLI Residential, one of Austin’s — and the nation’s — largest multifamily developers , said it plans to build a $30 million, 279- unit apartment complex near the site of the planned town center at the Mueller community in Northeast Austin. AMLI expects to break ground in the first quarter of 2013, with the first units available in the third or fourth quarter of 2014, said Taylor Bowen, executive vice president of AMLI Residential. The apartment complex will be built along Simond Avenue and Mattie and McBee streets, across from Mueller’s 30- acre Lake Park and the planned home for Austin Children’s Museum. AMLI’s announcement comes amid growing demand in the region’s apartment market , where rents and occupancies have reached record levels this year, fueled by job and population growth and a relatively scarce supply of new units coming to market, though thousands are planned. The new complex will have a mix of efficiencies and one- and two-bedroom units. Some units — 15 percent...
