Why Data Center REIT CoreSite is Sector Royalty

Image
If you’re a regular reader of DCK Investor Edge , you know that investors who own data center REIT shares have seen better rewards year-to-date compared to more traditional commercial real estate asset classes like office, retail, apartments, net-lease, and healthcare. Data centers sit squarely at the intersection of real estate and technology, providing space, power, and access to networks and cloud service providers that attract coveted enterprise customers . When it comes to the various REIT sub-sectors, data centers sit squarely at the top, while the broader real estate sector is treading water, down 0.6 percent. Data centers as a sub-sector are chalking up another year of outperformance, following similar gains in 2016. Source: Seeking Alpha – Hoya Capital Real Estate Aug. 18, 2017 Many investors rely on mutual funds and ETFs which own a broad basket of all the REITs. However, this can lead to being overweight on large- cap mall REITs , sho...

10 housing questions Orange County must answer

The kind folks at the Orange County chapter of the Building Industry Association were nice enough to invite me to join a recent panel on local housing market conditions . I decided an early- morning seminar required a quick start, so I offered the audience of industry insiders and local elected officials a “pop quiz” on some housing supply and affordability trends. The theme to my questions was that decades of rising housing costs aren ’t as out of line with monetary sanity as one might think. That reality check doesn ’t make it any financially less challenging to live here, but I think it does give policymakers some leeway when seeking cures to local housing hurdles . So here are my 10 questions that say a lot of about limited affordable housing options . #1: Relative value? Q: In past 30 years, Orange County home prices have increased five-fold while inflation has just doubled. Not a shabby return for owners. But, how did the Dow Jones industrial average do, better or worse? A...

Zillow : Home Values Higher than Ever in Almost Half of Nation's Largest Markets

SEATTLE, Aug. 24, 2017 /PRNewswire/ -- Home values are setting new records in about half of the country's largest metros, and the national median home value is now $4,100 more than it was in April 2007, just before the market crashed , according to the July Zillow® Real Estate Market Report(i). Home values in Denver, Dallas and San Jose have appreciated most beyond the previous record-highs set at the peak of the housing bubble in the mid-2000s. Homes in Denver are almost 60 percent more valuable now than during the bubble, increasing from a median home value of $235,900 in April 2006 to a current median home value of $371,100. When the housing market crashed , home values plummeted and it has taken about 10 years for home values to reach new record highs. Strong labor markets and steady income growth have pushed up home values in the nation's hottest markets more quickly than in others. Among the 35 largest housing markets , 15(ii) have higher median home values than ...

Outside investors target tertiary markets for better yields

Local investors beware: Central Pennsylvania is on the map for outside groups looking for higher returns. Last month, The Solomon Organization , a New Jersey-based operator of multifamily properties, closed on a $25.7 million purchase of the newly built Ivy Ridge Apartments in Swatara Township . That price — $117,913 per unit — is the highest in the Harrisburg market this year. It also marked the company's first foray into the Harrisburg area after landing in Lancaster County six years ago. It owns six communities in Lancaster County and more than 1,200 units. "Two years ago, you said 'Harrisburg' and people would just hang up the phone," said Zachary Pierce, director of the National Multi Housing Group in Philadelphia for Marcus & Millichap Real Estate Investment Services . Outside investors were interested only in primary markets such as New York City and Washington, D.C., and maybe Philadelphia, he said. But as prices have shot up in those prime areas, th...

Sawgrass Cove apartments in Bradenton sell for $39.25 Million

BRADENTON -- A Chicago company has paid $39.25 million for a set of 336 apartments that have only been off the market for four years. The Inland Real Estate Group 's purchase of the Sawgrass Cove Apartments on Jan. 28 is the fourth major multifamily transaction in the Bradenton area since mid December. Like several of those previous sales, the Sawgrass deal gave a short-term owner a quick gain on its investment. The seller in the transaction, Sawgrass Cove Apartments LLC of North Miami, bought the 24-year-old complex in 2011 for $23 million. Situated on about 28 acres at 4945 49th Avenue W., the complex is grouped in with several other apartment properties south of Cortez Road W. One neighboring property, the Palm Cove Apartments , sold for $31.6 million in early January. In that case, the buyer purchased 298 out of a total of 348 units in the complex, which was converted to condominiums several years ago. Other major recent apartment transactions include the $43 million sal...
