Why Data Center REIT CoreSite is Sector Royalty

Image
If you’re a regular reader of DCK Investor Edge , you know that investors who own data center REIT shares have seen better rewards year-to-date compared to more traditional commercial real estate asset classes like office, retail, apartments, net-lease, and healthcare. Data centers sit squarely at the intersection of real estate and technology, providing space, power, and access to networks and cloud service providers that attract coveted enterprise customers . When it comes to the various REIT sub-sectors, data centers sit squarely at the top, while the broader real estate sector is treading water, down 0.6 percent. Data centers as a sub-sector are chalking up another year of outperformance, following similar gains in 2016. Sun Prairie sale ends costly experiment

The sale of Sun Prairie, Wisconsin’s municipal broadband system , completes a failed experiment that left ratepayers on the hook for years of financial losses . TDS Telecommunications Corporation recently announced it had completed the purchase of the telecom assets of Sun Prairie Utilities . The network was bought for $2.88 million, slightly more than the city’s outstanding debt on the assets, Wisconsin State Journal reported . The private provider will now begin building a fiber network capable of 1 gigabit-per-second download speeds to serve the area’s residents. Madison-based TDS will offer cable and phone service, as well. “To deliver these new advanced services, we will be investing significant private capital ,” said Jim Butman, chief operating officer of TDS. The utility built a network that lost money – often significant amounts – during the majority of its years in operation, Watchdog.org reported. Sun Prairie Utilities first built a fiber ring in the late 1990s to conn...

What Cities Can Learn From the Victorian Era

The Late Victorian period in the United States—roughly the last third of the 19th century—produced some of the most beautiful neighborhoods in the history of Western civilization . It also produced some of the most hopeless slums. In response to the crisis of industrial cities, the modern discipline of city planning emerged . The tools of this new profession helped clean up many unhealthy aspects of urban industry , but also stifled some of the best innovations of Late Victorian urbanism . By the 1920s, planners in the industrial world had established the legal authority to promulgate land-use regulations, and over the next generation, they succeeded at slowing the construction of slum housing and segregating noxious industries from incompatible activities, such as housing and office space. Through some of the same devices, however, planners curtailed some positive features of 19th- century urbanism , including the rich variety of free- form industrial development and the adaptiv...
