Denver renters may not like how the renting market did in the second quarter

Denver renters already know this, but they’ll still probably groan: Rent in the Denver metro area is up again. Average monthly rent  for the second quarter rose $36.98 to $1,419.74, hitting another rental high. Median rent rose $31.21 to $1,376.79, according to the Denver Metro Apartment Vacancy and Rent report from the University of Denver’s Daniels College of Business and Colorado Economic and Management Associates. But the big takeaway from this report, said its author, Ron Throupe, is that 4,348 apartments were filled in the quarter, outpacing the 2,152 new units added. Since January, 9,012 net units have been filled, making it a strong year so far. In comparison, 11,056 net units were absorbed in all of 2016. In layman’s terms: Demand is high — which, again, may make Denver renters groan . But on the bright side, Harvard Extension School real estate instructor Teo Nicolais said, high demand means you’re living in a desirable place. “Denver has been discovered, but we should (...

Zillow : Home Values Higher than Ever in Almost Half of Nation's Largest Markets

SEATTLE, Aug. 24, 2017 /PRNewswire/ -- Home values are setting new records in about half of the country's largest metros, and the national median home value is now $4,100 more than it was in April 2007, just before the market crashed , according to the July Zillow® Real Estate Market Report(i). Home values in Denver, Dallas and San Jose have appreciated most beyond the previous record-highs set at the peak of the housing bubble in the mid-2000s. Homes in Denver are almost 60 percent more valuable now than during the bubble, increasing from a median home value of $235,900 in April 2006 to a current median home value of $371,100. When the housing market crashed , home values plummeted and it has taken about 10 years for home values to reach new record highs. Photo by Jacob Shore For Fordham University students, living off campus is a respite from on- campus housing prices and its rules. It’s worked for Brendan Batcheller, a senior at Fordham’s Gabelli School of Business. The public accounting major said living off campus is markedly cheaper than living within Fordham’s gates. “The cost of a year’s rent for us is less than nine months’ worth of living in a dorm,” Batcheller said in an email. “There is definitely a greater sense of independence living off campus–having to deal with a landlord, p...

Developer seeks to build affordable apartments on Bayshore Drive

CLOSE Collier County will consider four public sites in East Naples and North Naples to encourage the development of affordable housing. Greg Stanley/Naples Daily News Credit: Andy Dean Photography via iStock (Photo: Andy Dean Photography via iStock) A developer wants to put up an apartment complex on Bayshore Drive and rent out nearly half of its units as affordable housing. The property, a vacant lot at the northeast corner of Bayshore and Thomasson drives, has been slated for affordable housing since 2005. But it has always been the county's plan for the East Naples site that the housing on it — either condominiums or single family homes — would be owned and not rented. In a 2005 agreement with the owners of the property, called the Cirrus Pointe Planned Unit Development , the county gave developers permission to build more units than is typically allowed in exchange for keeping 44 of those condos or homes affordable. Outside investors target tertiary markets for better yields

Local investors beware: Central Pennsylvania is on the map for outside groups looking for higher returns. Last month, The Solomon Organization , a New Jersey-based operator of multifamily properties, closed on a $25.7 million purchase of the newly built Ivy Ridge Apartments in Swatara Township . That price — $117,913 per unit — is the highest in the Harrisburg market this year. It also marked the company's first foray into the Harrisburg area after landing in Lancaster County six years ago. It owns six communities in Lancaster County and more than 1,200 units. "Two years ago, you said 'Harrisburg' and people would just hang up the phone," said Zachary Pierce, director of the National Multi Housing Group in Philadelphia for Marcus & Millichap Real Estate Investment Services . Outside investors were interested only in primary markets such as New York City and Washington, D.C., and maybe Philadelphia, he said. But as prices have shot up in those prime areas, th...

Freedom on four wheels: Van life on the rise in Boulder County

Image
'Your home is wherever you stop and that's what's really, really cool about that whole idea' Rain patters on the roof of John Salhany's 2006 Mercedes Sprinter van as he points out the half-finished ceiling of tongue-and- groove pine paneling that will eventually continue down the walls over layers of plywood and reflective insulation. Items strewn in the hollowed back include a dusty climbing rope , a road bike and a six-pack of Upslope Brewing Company 's Citra Pale Ale . All his essentials will soon have their places once the van build-out is complete, when Salhany will have a bed big enough to accommodate all 6 feet, 2 inches of him, a countertop with a sink and drawers, and maybe even a backsplash with the cutout of the mountains — amenities like that of a house. "I have a lot of friends who are buying houses right now who are just getting to that age, all on the East Coast and I'm just like, how do you guys know where you want to live?" said...
