Debating Fire Sprinkler Codes After New Jersey Blaze

In January 2015, a massive fire in Edgewater, N.J., demonstrated that buildings with sprinkler systems are not always protected against fire. The blaze destroyed 240 residential apartments and displaced 500 people from the Edgewater Avalon apartment building . The fire began when a maintenance worker’s plumbing torch accidentally ignited wooden wall studs , and flames quickly spread throughout the structure. Fifteen minutes passed before workers called the fire department . In that time, the fire spread throughout combustible void spaces (between walls and floors) and soon engulfed the building. Emergency personnel from 35 different cities and towns ultimately responded to the incident. Thankfully, there were no fatalities. Immediately after the blaze, people asked why the fire was so devastating. The building had sprinklers, after all. Shouldn’t the sprinkler system have extinguished the fire? To make matters worse , this building had already burned down 15 years prior during i...

Housing or industry? In this DC neighborhood, it’s a tough choice. – Greater Greater Washington

Image
The proposed Eckington Park development . Image by Foulger-Pratt. A planned new development in Eckington faces opposition on an unlikely front: its request to change the current industrial zoning to build a mixed-use residential building. Amending the zoning would keep with nearby developments, but begs the question of where Washington DC  should preserve its limited industrial land , and how much it should save. The planned Eckington Park development is located at the northwestern corner of the empty lot at the corner of R Street and Harry Thomas Way NE next to the Metropolitan Branch Trail . This is the same lot where, on the southern half of the site, the NoMa Parks Foundation plans to build its new large park. Developer Foulger-Pratt is seeking an amendment from the DC Zoning Commission to change the zoning of the site from PDR-2 and PDR-4, which allows li...

Apartments Proposed On East Middle Turnpike In Manchester

An apartment complex is proposed for open land near the state Department of Social Services building on East Middle Turnpike . The plan for the property owned by ABL Associates of Newington is to build 34 one- and two-bedroom apartments on about 3.5 acres at 699 and 719 East Middle Turnpike , according to a letter to the planning and zoning commission. The commission is to discuss the preliminary plan at its meeting on Mondayat 7 p.m. in Lincoln Center. The townhouse-style apartments, which would include garages, would be moderately priced, Lawrence Shipman, an attorney for developer Kimlar LLC , wrote. The development would require subdivision of land and a zone change from residential and neighborhood business zones to planned residential zone . "We believe this project will be an enhancement to the neighborhood and is a far better use for the property than the uses currently permitted in the ( neighborhood business ) zone," Shipman wrote. Zoning rules define the neighbo...

Drive-thru restaurants and apartments planned for Toscana Park area

If you’ve driven by Gumwood and State Road 23, you have likely spotted the orange barrels and construction equipment. But, there is more planned for that area than just changes to the roadway. More than 200 apartment units are planned for one side of Gumwood and two drive-thru restaurants could soon be added to Toscana Park. The proposed projects were discussed at a Mishawaka Plan Commission meeting Tuesday night . Some residents in attendance are not too happy about seeing more commercial properties in their neighborhood. Several people took to the podium to share their disapproval of some of the plans. “Now you want to add even more commercial property along a strip of residential people ,” said Jayne Schellinger, who lives nearby. “I didn’t buy this house to have a walkway to dining. I bought it because it was in a nice neighborhood.” A representative for Gumwood Acquisitions shared more details about the 206 residential units planned for the northwest corne...

Sun Prairie sale ends costly experiment

The sale of Sun Prairie, Wisconsin’s municipal broadband system , completes a failed experiment that left ratepayers on the hook for years of financial losses . TDS Telecommunications Corporation recently announced it had completed the purchase of the telecom assets of Sun Prairie Utilities . The network was bought for $2.88 million, slightly more than the city’s outstanding debt on the assets, Wisconsin State Journal reported . The private provider will now begin building a fiber network capable of 1 gigabit-per-second download speeds to serve the area’s residents. Madison-based TDS will offer cable and phone service, as well. “To deliver these new advanced services, we will be investing significant private capital ,” said Jim Butman, chief operating officer of TDS. The utility built a network that lost money – often significant amounts – during the majority of its years in operation, Watchdog.org reported. Sun Prairie Utilities first built a fiber ring in the late 1990s to conn...

It was the type of celebration that’s become commonplace in the Seaport District . Sons of Norway site slated for “premium” apartments

Image
A Ryan Companies partnership plans to build a mix of high-end apartments and retail at the Sons of Norway site at 1455 W. Lake St. Tony Barranco, Ryan Companies vice president of real estate development , told East Calhoun neighbors this week the project’s size is not yet finalized. A small amount of retail would stand near Lake Street, he said, perhaps a deli or café. Sons of Norway would remain on the block in the new development. The existing Sons of Norway building would likely be demolished and replaced, and Norwegian culture would be reflected on the site in some fashion. Barranco said density and height would diminish closer to residential areas at 31 st Street, a request that neighbors echoed . “My concern would be that this project transition well to the residential,” said resident Heather Wulfsberg . “…That can be really jarring.” Wulfsberg and several other residents said parking and traffic patterns are crucial to quality of life in the neighborhood. Parking would be pro...
