Image
Photo via Townline Designs for a tower that could potentially become Vancouver Island’s tallest building have been submitted to the City of Victoria. In a series of documents, Townline developers outlined plans for a 29- storey condo tower on the 700-block of Herald Street. Named the Hudson Place One, the project would entail mixed-use condominium units, rental apartments , and a ground- floor retail community . The potential development area was formerly occupied by a Hudson’s Bay Department Store . Increased Height A Result of Residential Redistribution The building already received zoning approval to a maximum height of 72 metres (approximately 24-storeys), a height that would still make it the tallest building in Victoria, the developer decided to redistribute some of the approved residential density . That redistribution leaves that same number of residences as the original plans – 178 – but adds five new storeys. “Adding height to the building means a more creative design for t...

The Lake Forester recently spoke with Czerniak about the state of various ongoing construction projects in town. Lake Forest Hospital The hospital is still on target to open its outpatient clinics this fall with the rest of the almost $400 million hospital to open in the first quarter of 2018. Final work on the interior of the buildings is being completed, a temporary parking lot is being removed and the height of a berm on the south side of the property is being increased. Kelmscott Park (formerly Laurel and Western) Three apartment buildings with a total of 111 units are expected to open in January, February and March 2018. Sons of Norway site slated for “premium” apartments

Image
A Ryan Companies partnership plans to build a mix of high-end apartments and retail at the Sons of Norway site at 1455 W. Lake St. Tony Barranco, Ryan Companies vice president of real estate development , told East Calhoun neighbors this week the project’s size is not yet finalized. A small amount of retail would stand near Lake Street, he said, perhaps a deli or café. Sons of Norway would remain on the block in the new development. The existing Sons of Norway building would likely be demolished and replaced, and Norwegian culture would be reflected on the site in some fashion. Barranco said density and height would diminish closer to residential areas at 31 st Street, a request that neighbors echoed . “My concern would be that this project transition well to the residential,” said resident Heather Wulfsberg . “…That can be really jarring.” Wulfsberg and several other residents said parking and traffic patterns are crucial to quality of life in the neighborhood. Parking would be pro...
