CA Legislature to Force Bay Area to Loosen Land Use Rules for Housing

The California legislature is responding to spiking Bay Area rents by moving bills that would force cities to loosen restrictive land use rules that have impoverished renters and created massive profits for apartment owners. Year-over- year apartment rents at the end of March 2016 were falling hard in the Bay Area, with annual percentage decreases of 15% in Redwood City, 13% in Santa Clara, 8% in Palo Alto, and 5% in Oakland. But prices stabilized after the election of President Donald Trump ignited a new technology stock price boom , and have recently begun to take off and spike to new all-time-highs over the last 12 months. But the most recent Zumber survey found that Bay Area one- bedroom apartment rents rose by 2 percent in July. San Francisco  has the most expensive rent in the state at $3,450, followed by Mountain View at $3,060, and Redwood City at $2,970. The average monthly rent for a Miramar apartment was $1,800 in July, a 3.2 percent increase from July 2016, RENTCafé reported. RENTCafé surveyed apartment buildings with at least 50 units. The survey excluded houses and condominiums on the rental market. Adrian Rosenberg, a spokesman for the website, told the Sun-Sentinel that Miramar rents reflect a large stock of high- end apartment buildings in the southwest Broward County suburb , where developers have opened 1,500 new apartments since 2013. Denver Rent Prices So High Most Renters Want to Move

A new study maintains that two-thirds of Denver renters plan to move to another city, a figure higher than the national average, with most listing high rent costs in the Mile High City  as the main reason. At the same time, however, so many people from other places want to move here that the actual number of renters in Denver is likely to remain steady in the near future and could actually rise. These are among the findings in a provocative report from Apartment List. As laid out in the following Q&A with analyst Sydney Bennet , who was heavily involved in the project, renting Denverites have a variety of reasons for wanting to relocate. But the number of those who are considering such a move because of long commute times or concerns about safety, for instance, pale in comparison to folks who simply are having a hard time stretching their dollars far enough to keep a decent roof over their head. Atlanta real estate pros: intown apartment boom has “peaked”

Consider that, in Midtown and Buckhead alone, almost 13,000 new apartments have delivered since 2012. But still, from downtown to Lindbergh, and up to Brookhaven, apartment buildings across Atlanta are almost totally full. So the question becomes ... will this last? According to an “Intown Multifamily Sentiment Survey” conducted by local real estate consultants Haddow & Company, the answer is ... maybe. Or maybe not. The company joined other industry experts at a recent Atlanta Apartment Association event to wax prophetic on the city’s explosive multifamily market . For ATL development dorks , a highlight was the results of Haddow & Company’s study, which surveyed 70 developers, lenders, and investors back in February. Only four Bay Area cities beat California’s median rent

Real estate site Zumper looked at the median rent on a one-bedroom apartment across 27 Bay Area cities and found that almost nowhere in the nine counties can renters expect to rent a home for less than the California median price . This is hardly a surprise in San Francisco, where Zumper users can expect to shell out $3,420/month for a modest home, still the highest nationwide (although that price is down from last month and the same time last year, for the record). But in all, only five cities in the survey managed to dip below the state average of $1,686/month. And since one of those is Santa Rosa, which really shouldn’t be called part of the Bay Area despite having a regional relationship, that leaves only four Bay Area communities that make the grade as affordable by California standards . Want To Rent An Apartment In Canada For Under $1,000? Forget It

Most of Canada's rental markets have seen substantial rate hikes over the past year, with Toronto and Vancouver prices for one-bedroom units now heading for the $2,000 mark. And it's becoming decidedly difficult to rent an apartment in most major Canadian cities (and some minor ones) for under $1,000. For the first time ever, Padmapper's monthly survey of rental rates found that the median price for a one- bedroom apartment topped $1,000 in Canada's 10 priciest cities. The survey launched last June. Padmapper The Padmapper data shows the median price for a one- bedroom apartment in Vancouver is $1,990 this month, up 13.7 per cent in a year. Harder-to-find two-bedroom units were up 3.2 per cent, to $3,200. The city remains the priciest region to rent an apartment in Canada. New real estate reporter tries to find an apartment in San Diego.

I didn’t cry while searching for a San Diego apartment , but I came close. Moving to the city on a Sunday night, I had a five-day reservation at a Motel 6 and needed to find an apartment fast . I also had my 6-year-old tabby cat with me and a new job as real estate reporter for the San Diego Union -Tribune to start the next day. I was fairly confident I’d find a place quickly because in the last decade I had managed to get apartments in London, Chicago, San Francisco, New York City, rural New Jersey, Northeast Pennsylvania and, most recently, Monterey. Not only did San Diego turn out to be the most difficult, it made me change nearly everything I thought I wanted. My criteria was a one- bedroom apartment near the beach that allows cats, a rent of no more than $1,200 and was fairly close to work. To say the least, I stayed at the Motel 6 longer than expected. Zillow : Home Values Higher than Ever in Almost Half of Nation's Largest Markets

SEATTLE, Aug. 24, 2017 /PRNewswire/ -- Home values are setting new records in about half of the country's largest metros, and the national median home value is now $4,100 more than it was in April 2007, just before the market crashed , according to the July Zillow® Real Estate Market Report(i). Home values in Denver, Dallas and San Jose have appreciated most beyond the previous record-highs set at the peak of the housing bubble in the mid-2000s. Homes in Denver are almost 60 percent more valuable now than during the bubble, increasing from a median home value of $235,900 in April 2006 to a current median home value of $371,100.
